What do the price cuts mean for buyers and sellers in Bay County?
For buyers, a cut is a signal that a seller has adjusted once and may be open to negotiation, especially on listings that have been on the market for months. Our seller concessions article shows how often September sales came with seller credits.
For sellers, most cuts were modest, which suggests many listings started close to the market and needed only a small adjustment. Carrying costs matter in that decision. Insurance budgets are on the Panama City home insurance cost and Panama City Beach home insurance cost pages, and condo buildings we track are listed on the Bay County condo communities page.

Limitations
Counts come from the change log of our live Central Panhandle MLS feed, which records a change when our refresh sees it. A listing cut more than once in the window is counted once, using its first price before the window's cuts and its latest price. A change that happened and reversed between refreshes may be missed. The feed had refresh gaps in early October, so this article does not compare the window with the prior two weeks. Contract counts are listings moving from active to pending and can differ from the monthly figures in the Market Pulse. Bay County is identified by the county on each record. Property type comes from the listing's MLS field. Figures may be revised as the MLS updates records. This article is general information, not advice about any specific property or transaction.
