How did Pensacola condos sell in September?

The completed-month figures show a slower and more price-sensitive condo market than the single-family side. Our September Pensacola Market Pulse, with closings through October 24, counted 56 condo sales in the Pensacola MLS at a median price of $388,000, 36.9 percent below September 2025. The median condo sold in 94 days at 94.0 percent of its original list price, 82 percent of condo sales closed below list price, and 54 percent were cash purchases. The same report counted 706 single-family sales at a median $326,400 and 39.5 days on market.

A median based on 56 sales moves with the mix of buildings that closed, so the year-over-year change says more about which condos sold than about a one-third drop in values.

What does this mean for condo buyers and sellers around Pensacola?

For buyers, the Gulf-front areas offer the most choice and the longest-listed inventory, with Navarre Beach condos at a median 136.5 days on the market. Mainland condos are cheaper and moving faster. The buildings we track are listed on the Pensacola condo communities, Escambia County condo communities and Santa Rosa County condo communities pages.

For sellers, association costs shape condo pricing statewide. Our Florida condo special assessments and Florida condo distress tracker pages cover those costs. Insurance budgets are on the Pensacola home insurance cost, Gulf Breeze home insurance cost and Navarre home insurance cost pages, and flood zone context is on the Pensacola flood zones by neighborhood page.

Limitations

Window counts come from the change log of our live Pensacola MLS feed, which records a change when our refresh sees it. A listing that changed more than once in a category within a window is counted once, and a change that happened and reversed between refreshes may be missed. Property type comes from the listing's MLS field. Contract counts are listings moving from active to under contract or pending and can differ from the monthly contract figures in the Market Pulse. Active and pending counts are a live map snapshot and can differ from inventory counts in monthly reports. Place names follow the listing address. Median prices mix unit sizes and locations. Figures may be revised as the MLS updates records. This article is general information, not advice about any specific property or transaction.
