For Santa Rosa sellers, less new competition can help a well-priced home stand out. In Escambia, the steady flow leaves conditions much as they were in early October. Limitations

Counts come from the change log of our live Pensacola MLS feed, which records a change when our refresh sees it. A listing that changed more than once in a category within a window is counted once, and a change that happened and reversed between refreshes may be missed. Contracts are listings moving from active to pending or active under contract. Removed unsold covers canceled, expired and withdrawn listings. The earlier window is 13 days, so comparisons use daily rates. Two weeks is a short period and can move with a handful of listings. Active and pending counts are a live map snapshot from October 25, 2026 and can differ from monthly reports. Figures may be revised as the MLS updates records.
