What does this mean for buyers and sellers?

For buyers, about one active Brevard listing in five took a cut in two weeks, and condos and the barrier island show the most room on price. Compare carrying costs before an offer with the Palm Bay and Melbourne insurance estimates, the Brevard County property tax calculator and the Brevard County HOA fees page.

For sellers, the median cut has settled near $10,000, and 93 deals fell back to market in two weeks. Pricing near the $350,000 middle of contract activity and having inspection and insurance documents ready can help a listing go under contract and stay there. Limitations

Counts come from the change log of our live Space Coast MLS feed, which records a change when our refresh sees it. The feed logged very few changes on October 21, and the next day's refresh picked up the backlog, so day-level counts in the latest window are uneven, though two-week totals capture changes seen by November 2. A listing that changed more than once in a category within a window is counted once, and a change that reversed between refreshes may be missed. New contracts count moves from active to pending or under contract. Active counts are a live map snapshot and can differ from monthly inventory counts. Figures may be revised as the MLS updates records. This article is general information, not advice about any specific property or transaction.
