Over the 12 months ending 2026-09-20, 3 recorded sales closed at a median of $335,000, $270 per square foot, a median 150 days on market, sellers accepting 87% of original asking (-32% versus the prior year). At the median price and Lee County's FY2025-26 rate of 15.97 mills, annual property tax runs about $5,350 ($4,680 with the full homestead exemption).
Last 30 days in Hidden Lakes: 2 new listings (median asking $494,500). As of October 20, 2026, Listing information provided by the Florida Gulf Coast Multiple Listing Service, Inc. Information is deemed reliable but not guaranteed by the MLS to be accurate.

Hidden Lakes is trading right now on very thin volume — just three closings in the current window — so any single sale swings the median more than it would in a deeper market. The $335,000 median and $269.73 per-square-foot figure are real, but treat them as a snapshot, not a trend line, until more transactions confirm the level.
The headline number worth sitting with is the 150-day median time on market paired with a 32% year-over-year price decline. That combination points to a market where sellers are having to adjust expectations to get deals done, and buyers who are patient and well-prepared on financing have real room to negotiate on price and terms.

Who Hidden Lakes is best for.
Best for
- A buyer targeting a price point near the current $335,000 median who is comfortable doing extra diligence given the thin sales sample
- A buyer with flexible timing who can wait out a longer closing process reflected in the 150-day median time on market
- A buyer looking to negotiate on price or terms in a market currently showing a meaningful year-over-year decline
Probably not for
- A buyer who needs a fast close and can't work within a market averaging 150 days on market
- A buyer who wants a deep set of recent comparable sales before making an offer
- A buyer specifically seeking listed community amenities, since none are currently identified from MLS data

The Hidden Lakes buying strategy.
If we were buying in Hidden Lakes today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Hidden Lakes.
A market defined by patience
With only three closings feeding the current data window, Hidden Lakes doesn't have the transaction volume to generate a reliable price trend. What the numbers do show clearly is time: a median of 150 days on market is long by most standards, meaning homes here are sitting and sellers are having to work harder — through pricing, condition, or terms — to get to a closing table.
The 32% year-over-year decline should be read alongside that long market time rather than in isolation. It suggests a community working through a price correction, likely driven by a mix of condition variation across the available inventory and sellers recalibrating after longer exposure. No community amenities were identified from current MLS listings, so buyers evaluating Hidden Lakes should confirm any shared features directly rather than assume them from marketing.
The location and the amenities are priced into every listing in Hidden Lakes. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
A market with three closings and a 150-day median time on market is not one where you want to rely on generic pricing tools or assumptions carried over from a busier community. We track the individual listings that make up Hidden Lakes' current numbers, so pricing conversations — on either side of the transaction — are grounded in what is actually happening here, not in a citywide average that doesn't fit.
