Manatee County approves one-year moratorium on new data center projects
Manatee County commissioners unanimously approved a one-year pause on accepting, processing and approving new data center projects. The county wants time to study energy, water and infrastructure effects and write rules. Commissioners said no data center projects are currently planned in the county, and the move follows North Port's 18-month moratorium.
What it may mean for the marketThe pause limits large-load industrial development in Manatee while rules are written, which bears on utility capacity and land use planning. The site is about 14 miles northwest of Lake Club.

Sarasota Memorial board approves nearly $60M purchase of 120 acres on SR 64 east of I-75
The Sarasota County Public Hospital Board approved buying about 120 acres in Manatee County along the State Road 64 corridor just east of Interstate 75, plus a separate 10-acre parcel approved in July. The first phase would be a freestanding emergency department, with physician practices, imaging and labs later and possibly a full hospital. The purchase depends on rezoning and no timeline has been announced.
What it may mean for the marketA future emergency and medical campus on SR 64 could add healthcare access and medical jobs for east Manatee and Lakewood Ranch area commutes. The site is about 7 miles north of Lake Club.

Sarasota County opens new $100 million administration building at 1 Apex Road
Sarasota County moved operations into a 121,160 square foot administration building at 1 Apex Road off I-75. It replaces the former building on Ringling Boulevard downtown, which was sold to a developer for about $25 million. Total cost was about $100.15 million, including more than $22 million from a voter-approved surtax.
What it may mean for the marketRelocating county services to the I-75 corridor shifts daily government traffic away from downtown and frees the Ringling Boulevard site for redevelopment. The site is about 4 miles southwest of Lake Club.

Manatee commissioners end negotiations on proposed ice rink at Premier Sports Campus North
Commissioners voted to end negotiations with the developer of Project Grace, a proposed ice rink at Premier Sports Campus North in Lakewood Ranch, citing missing information. The board had suspended talks in July and asked for a different location, but the developers did not return with a new site. A separate private owner is investing $7 million in a third sheet of ice at the Ellenton rink.
What it may mean for the marketThe ice rink will not proceed at the Lakewood Ranch county site for now, leaving sports amenity supply in the area unchanged. The site is about 4 miles east of Lake Club.

Ron DeSantis directs 12.4 million dollars to five Manatee County projects, including the Singletary Road Bridge replacement, a 51st Street West extension in Bradenton, and design work for a Fort Hamer Road and I-75 interchange. The Manatee County Commission advanced business terms for the next phase of an 80 million dollar, 190,000 square foot sports complex at Premier Sports Campus in Lakewood Ranch, featuring four ice rinks including a 2,500 seat arena plus retail, restaurants and sports medicine space. Construction is expected to begin in 2027 with an opening targeted for 2028.

The The Lake Club buying strategy.
If we were buying in The Lake Club today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in The Lake Club.

The housing stock is 669 homes built between 2007 and 2024, and 73% of parcels are homesteaded — the owner-occupancy proxy in the Florida DOR assessment roll.
The location and the amenities are priced into every listing in The Lake Club. The deal is won or lost on condition, the comps, and the renovation math.
