Homes currently listed have been on the market a median of 35 days, and with 4,186 active listings against that sales pace the city is carrying roughly 8.4 months of supply. Sellers have been getting about 96% of their original asking price. That median is 8% above the median across Momentum’s Florida and Georgia coverage.
Tampa is the tightest big-city market on this site by the two numbers that matter most to a buyer: homes go under contract in about a month and there is only around three months of supply. Prices sit modestly above the statewide median, and the sale-to-list figure says sellers are holding most of their asking price.
Tampa is also a city of very different neighborhoods at very different prices, from South Tampa's older grid to the master-planned suburbs of New Tampa and Westchase.

Hillsborough County's millage is moderate and the HOA picture is split: fewer than half of the listings carry one, but where one exists in the master-planned communities it is meaningful and often paired with a CDD. Insurance is mid-range for the state, with the usual caveats about roof age on the older stock near the bay and flood zone on anything low-lying.

Northdale, Bay Crest Park and Country Place are the established suburban neighborhoods that sell in volume; Palma Ceia Park is South Tampa at its most expensive; Port Tampa City and Clair-Mel City are where the value is. What’s for sale: property types, new construction, and age of homes
Of the last 12 months of sales, 68% were single-family homes, 15% townhomes or villas, and 16% condos. New construction accounted for 9% of closings, led by Bayshore Ysabella Condominium, Westshore Yacht Club, Aqua Tower 1, West River Townhomes, Apex at Seminole Heights, Townes at Manhattan Crossing. The housing stock skews older: 17% of homes sold were built in 2015 or later and 41% before 1980.
More than a third of what sold was built before 1980, which is the highest share among the big metros on these guides. That older stock is much of Tampa's appeal, but it is also where insurers look hardest at roofs, wiring and plumbing. Budget for a four-point inspection on anything older, and read the flood zone on the county map before you assume a quote.
Getting around from Tampa
Measured from the center of Tampa’s recent sales: Lakeland is about 33 miles; Sarasota is about 46 miles; Downtown Orlando is about 77 miles; Orlando International Airport (MCO) is about 78 miles. Distances are straight-line; drive times depend on the corridor and time of day.
Tampa is compact for a Florida metro. The airport is close to most of the city, the interstates run north-south and east-west through the core, and the bridges to St. Petersburg and Clearwater are the daily commute for a lot of households. Orlando is a real but long drive, and the Pinellas beaches are close enough to be a weekend habit.
