Enchanted Garden
Homes for Sale in Orlando, FL
True comps, carrying-cost math, and listings before the portals.

Enchanted Garden is a gated, maintenance-included community in Orlando with a thin resale pipeline — as of September 2026, there is a single active listing. Price here is driven less by the market and more by what that one home offers: its condition, floor plan, and interior updates will set the number far more than any neighborhood trend you could read from so little inventory.
With one home on the market, this is not a data-rich snapshot in either direction. For a buyer, a single listing means little leverage from comparison and a real need to move deliberately when the right unit appears. For a seller, limited competition can work in your favor, but it also means pricing has to lean on condition and recent sales rather than a deep pool of active comps.
Figures in this note are as of October 26, 2026. The live market numbers elsewhere on this page update nightly and are newer.
The 60-Second Overview
A gated, maintenance-included community in Orlando's Orange County, built around shared amenities — pool, spa, and fitness center — with lawn and exterior upkeep handled through the association. Inventory is tight, so availability, not selection, is the gating factor.
Pre-construction details are compiled from public records, builder announcements and builder listings, and are subject to change without notice; figures are deemed reliable but not guaranteed. Who Enchanted Garden is best for.
Best for
- Buying for a low-maintenance lifestyle where the association handles exterior upkeep
- Seeking shared amenities — pool, spa, fitness center — without owning and maintaining them
- Buyers who value a gated community and are comfortable with an HOA structure
Probably not for
- Wanting a home with no HOA dues or association rules
- Needing a wide selection to compare, given how few units come available
- Preferring a large private lot and full responsibility for your own exterior maintenance

The Enchanted Garden buying strategy.
If we were buying in Enchanted Garden today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Enchanted Garden.
What the amenity package tells you
This is a lock-and-leave setup. The community reports a gated entry (no guard), maintenance coverage, a pool, spa/hot tub, a fitness center, and association-owned recreation. Irrigation runs on reclaimed water, which is a cost and sustainability note worth confirming with the HOA. Together these features point to a lower-upkeep ownership experience where a monthly association fee carries the exterior and shared spaces.
That structure appeals to anyone who wants amenities without the chores, but it comes with trade-offs: you are buying into an HOA, and the dues, rules, and reserve health matter as much as the home itself. Confirm current fees, what maintenance actually covers, and any access restrictions before you commit — the amenities list reflects what MLS listings have reported, not a guarantee of present-day access.
The location and the amenities are priced into every listing in Enchanted Garden. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
With only one active listing, timing and preparation decide outcomes here. We track inventory as it turns over, pressure-test pricing against actual sales rather than a shallow active market, and dig into the HOA details — dues, coverage, reserves, and access — so there are no surprises after closing. In a thin market, that groundwork is the difference between acting with confidence and guessing.
