The property sits south of State Road 82 and east of Homestead Road on the edge of Lehigh Acres, along the fast-growing Corkscrew Road and Alico Road corridor in southeast Lee County.

This corridor has absorbed much of Lee County's new-construction growth this cycle, which is why several national builders are committing to a single master plan here.

What Is Planned

At full buildout Kingston is planned for as many as 11,000 homes across multiple builders, making it one of the largest master plans in Southwest Florida.

The developer has committed to preserving about 3,300 acres, roughly 60 percent of the site, and to spending about $100 million on wetlands restoration.

The honest caveat: These are the developer's plans and entitlements, not a contract or homes for sale. Builder lineup, phasing, amenities, and the schedule can change. Confirm the current plan, the builder for your section, and any CDD before you rely on any figure.

Taxes & Costs Context

Kingston is in Lee County, so property taxes follow the county millage plus any community-specific assessments adopted as it is built.

No CDD or HOA figures are published yet. A master plan of this size typically funds its roads and amenities through a community development district, so expect a CDD assessment and confirm the amount once builders and pricing are set.
