Location & Context
The property sits south of State Road 82 and east of Homestead Road on the edge of Lehigh Acres, along the fast-growing Corkscrew Road and Alico Road corridor in southeast Lee County.
Source: SWFL Life, 2025-07.This corridor has absorbed much of Lee County's new-construction growth this cycle, which is why several national builders are committing to a single master plan here.
What Is Planned
At full buildout Kingston is planned for as many as 11,000 homes across multiple builders, making it one of the largest master plans in Southwest Florida.
Source: Kingston (Cameratta Companies), 2026-06.The developer has committed to preserving about 3,300 acres, roughly 60 percent of the site, and to spending about $100 million on wetlands restoration.

Kingston is in Lee County, so property taxes follow the county millage plus any community-specific assessments adopted as it is built.
No CDD or HOA figures are published yet. A master plan of this size typically funds its roads and amenities through a community development district, so expect a CDD assessment and confirm the amount once builders and pricing are set. For context, the Lee County figure in our FY2025-26 millage file is a typical total of about 15.97 mills, and actual parcel totals vary by municipality and taxing district, so treat it as a planning number, not a quote.

When homesites are released, confirm base price, lot premiums, and any CDD or HOA in writing.
Schools
Kingston would be served by the Lee County School District. School capacity in the Corkscrew and Lehigh Acres corridor is part of the area's growth debate, so confirm the assigned schools for any address as phases open.
