Palamar Park is a small, older pocket in St. Cloud - just seven homes total, all dating to 1956, with a median of 1,426 square feet. Price here is driven almost entirely by condition and what a given owner has done to a mid-century single-story shell. There is no amenity premium, no new construction, and no range to anchor to; each sale is its own negotiation.

With three of seven homes currently active, inventory is unusually thin in absolute terms but heavy as a share of the pocket. That cuts both ways: a seller faces direct comparison with the other listings, and a buyer has rare optionality in a place that normally trades quietly. Expect pricing to hinge on updates versus original condition rather than any community-wide number.

Figures in this note are as of October 26, 2026. The live market numbers elsewhere on this page update nightly and are newer.

The 60-Second Overview

Palamar Park is a tiny enclave of 1956 single-story homes in St. Cloud, Osceola County - uniform in age, modest in size, and with no shared amenities to pay for. Value lives in the lot and the level of renovation, not the label.

Pre-construction details are compiled from public records, builder announcements and builder listings, and are subject to change without notice; figures are deemed reliable but not guaranteed. Momentum Research figures are our own analysis. This page describes homes, pricing and community attributes, not residents.

  • Needing new or newer construction and larger floor plans
  • Wanting community amenities like a pool, gym, or gated entry

Orange County commissioners approve Tuscana land use plan in Shingle Creek Basin on 4-3 vote

Commissioners voted 4-3 to approve the Tuscana land use application from Shingle Creek Co-Owners LLC and Geyer Development, reversing a unanimous rejection in May 2025. The plan includes more than 1,000 hotel rooms, about 4,000 apartments and commercial buildings, with conditions for a raised road, flood mitigation and wetland protection. The developer projects thousands of jobs at full build-out.

What it may mean for the marketThe approval could add substantial rental housing, hotel capacity and commercial space in the Shingle Creek area, while flood-mitigation conditions will shape how and when it is built. The site is about 5 miles southwest of Palamar Park.

CFX holds public meetings on 14-mile toll road through part of Split Oak Forest

The Central Florida Expressway Authority held public meetings on Sept. 16 and 17 for a 14-mile road from State Road 417 near Boggy Creek Road in Orange County to Nova Road in Osceola County. CFX says portions could begin construction next year and that the road would ease traffic on Narcoossee Road. The agency faces a legal challenge from Orange County and is pursuing an eminent domain case.

What it may mean for the marketIf built, the road would add a new east-west route between Lake Nona and St. Cloud, changing commute options and access to east Orange and Osceola land. The project is about 14 miles east of Palamar Park, elsewhere in Osceola County.

The tower height rises to as much as 100 feet and still needs Orange County approval. About 200 jobs are expected, and no opening date has been announced.

What it may mean for the marketThe project would add visitor attractions, dining and roughly 200 jobs near the State Road 535 corridor, with added traffic and parking demand nearby. The site is about 7 miles southwest of Palamar Park.

If we were buying in Palamar Park today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Palamar Park.

Best Buy
Buying a mid-century single-story in a quiet, small St. Cloud pocket with no amenity fees.
Biggest Risk
A thin comp set and all-1956 stock mean condition, not a formula, sets price.
Sweet Spot
A renovated or well-maintained 1956 home priced to its actual updates.
Avoid If
You need new construction, square footage above the ~1,426 median, or shared amenities.

A seven-home pocket where condition is everything

Every home here was built in 1956, so you are buying into a consistent vintage: smaller footprints near 1,426 square feet, original-era construction, and whatever upgrades a given owner has layered on over the decades. There is no MLS-identified community amenity to factor in, which keeps the analysis simple - you are pricing the house and the land, period.

Homestead share sits at zero, which is worth flagging. In a pocket this small, that points to ownership patterns other than owner-occupied primary residences, and it affects how you should think about carrying costs and exit. Walk each property on its own merits; in a place with this few homes, one dated kitchen or one full renovation moves a comp meaningfully.

“

The location and the amenities are priced into every listing in Palamar Park. The deal is won or lost on condition, the comps, and the renovation math.

Why work with Momentum here

In a seven-home pocket with three listings live at once, comps are scarce and condition swings price more than any formula can. We walk the homes, read the renovation level honestly, and tell you where a 1956 shell is worth a premium and where it is not. That ground-level read matters more than a spreadsheet when the whole community is this small.
