Homes for Sale in St. Petersburg, FL
True comps, carrying-cost math, and listings before the portals.
As of September 2026, Tiffanys Add in St Petersburg, FL has 1 home for sale. As of September 2026, the MLS records 11 closed sales in Tiffanys Add in St Petersburg, FL since 2004, the most recent in July 2023. Across St Petersburg as a whole, 3,719 homes closed in the last 12 months at a median of $435,000, 44 median days on market, with 1,078 homes for sale today. At that median and Pinellas County's FY2025-26 rate of 19.39 mills, annual property tax runs about $8,430 ($7,620 with the full homestead exemption).

Price here is driven by condition and vintage, not by a uniform product. With a median build year of 1947 and a stock that stretches from 1910 to 2024, what you pay tracks how much of the original house has been updated or replaced. Two homes on the same block can sit far apart on price depending on systems, permits, and renovation history, so the median tells you the center of a wide, condition-driven spread rather than a going rate.
The recent closings window here is thin, which means comps are working harder than usual and pricing is more of a judgment call. For sellers, that argues for pricing to actual condition and recent updates rather than to a neighbor's number. For buyers, it rewards patience and a willingness to underwrite the house in front of you — inspect the older systems, verify the work that's been done, and don't assume the median describes what you're touring.
The 60-Second Overview

St. Pete advances housing plan for nine vacant city lots
The St. Petersburg City Council unanimously approved a first reading of an ordinance to place a measure on the November 3 ballot that would remove nine vacant city lots in Methodist Town from the city's Charter Park and Waterfront Map. The change would allow up to 41 units of affordable or workforce housing, with four lots planned for single family homes and five larger parcels for multifamily housing. The lots have held park designations since 1984 but have remained vacant.
What it may mean for the marketAdvances a plan to convert nine vacant city lots into new single family and multifamily housing, adding to local housing inventory. Placing the parcels on the ballot could open long dormant land for residential construction. The site is less than a mile south of Tiffanys Add.

Blake-Related team selected to redevelop 86-acre Historic Gas Plant District
St. Petersburg selected a bid led by Blake Investment Partners, with the Related Group as co-developer, to redevelop the 86-acre Historic Gas Plant District at the Tropicana Field site. The roughly 8.1 billion dollar mixed use plan calls for more than 3,600 income-restricted residential units, a 13-acre central park, and office, retail, hotel and civic space over an estimated 20-year buildout. The developers plan to purchase about 58 acres while the city retains roughly one third.
What it may mean for the marketAdds a large mixed use district with thousands of new residential units, a central park, and office, retail, hotel and civic space to the downtown St. Petersburg market. Redevelopment of the Tropicana Field site reshapes the surrounding property landscape and expands housing supply. The site is about 1 mile southwest of Tiffanys Add.

The Tiffanys buying strategy.
If we were buying in Tiffanys today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Tiffanys.
An old-stock pocket with a modern-vintage tail
The defining trait here is age. A median build year of 1947 puts most of this housing well into the era of smaller floor plans, and the median living area near 1,343 square feet reflects that. But the range from 1910 to 2024 matters just as much: alongside the original bungalows and early-century homes, there is newer construction and rebuilt product. That mix is why a single price band would be misleading — you're buying into a spectrum of conditions.
About half the homes carry a homestead exemption, a rough signal that owner-occupancy and longer-term holds are common rather than the block being dominated by turnover. For a buyer, older stock means budgeting for what you can't see: roof age, plumbing, electrical, and foundations on century-old homes. The upside is character and location; the cost is diligence.
The location and the amenities are priced into every listing in Tiffanys. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
In a small pocket with thin recent closings and a wide condition spread, the number that matters is the one you can defend line by line. We price and evaluate off actual condition, permit history, and system age — not a blanket median — and we'll tell you plainly when an older home's cost to own outruns its list price.
