Waterbrooke is a newer community in Clermont, with its 38 homes built across 2021 and 2022. At a median living area near 1,600 square feet, this is a consistent, recent-construction product, so price here is driven less by vintage and more by condition, lot position, and finish level. With such a tight build window, you won't find much variation in age to argue over - the spread comes down to the house itself.

As of September 2026, there are no active listings. That matters on both sides: sellers face thin visible competition, but buyers have nothing on the shelf to tour and must wait for inventory or move decisively when it appears. The roughly 71% homestead share points to an owner-occupied core rather than a churn of rentals, which tends to keep listing activity measured.

Figures in this note are as of October 26, 2026. The live market numbers elsewhere on this page update nightly and are newer.

If we were buying in Waterbroooke today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Waterbroooke.

Best Buy
Buyers who want recent construction with a full amenity package in Clermont.
Biggest Risk
No active listings means you may wait for inventory and move fast when it appears.
Sweet Spot
A well-kept 2021 - 2022 home near the median footprint with sought-after upgrades.
Avoid If
You want HOA-free living or need something to tour and close on right now.

A new-build community with resort-style common space

The amenity package is the headline here: clubhouse, fitness center, pool, dog park, and playground, all inside a deed-restricted community. That's a lot of shared infrastructure for a small group of homes, which means the HOA carries real weight - budget, rules, and access are worth verifying directly before you write an offer.

The housing stock itself is uniform in a way that cuts both ways. A median build year of 2021 and a median footprint around 1,600 square feet means you're buying into recent construction with modern systems, but it also means the differences between homes come down to upgrades, lot, and condition rather than floor plan era. Price negotiations will live in those details.

“

The location and the amenities are priced into every listing in Waterbroooke. The deal is won or lost on condition, the comps, and the renovation math.
