Activity held steady. New contracts equaled about 71 percent of new listings (90 against 126), and price cuts ran about 1.9 per new contract, close to the 2.0 for houses at $600,000 and up (337 cuts against 170 contracts). The median cut under $600,000 was 2.1 percent, or $10,000. Of the 90 new contracts, 33 were in the Miami mailing city, 16 in Homestead and 13 in Miami Gardens. Homestead also logged the second-most new listings, 32. Closed sales under $600,000 logged in the latest two weeks had a median price of $525,000.

What does this mean for buyers and sellers?

For buyers, a house under $500,000 in the northern half of the county is likely to draw competition: with 1.5 listings per contract, the supply of choices turns over quickly, so pre-approval and a clear inspection plan matter. Homestead and Florida City offer more listings to compare at 3.0 listings per contract. Budget beyond the price: our Miami-Dade property tax calculator and Miami-Dade HOA fees by community cover two common add-on costs. For sellers, pricing in the $500,000 to $599,999 band faces more competing listings than the bands below it, so a price just under $500,000 reaches the tighter part of the market.
