Limitations
New-construction counts use the MLS new-construction flag, which agents sometimes leave blank, and builders do not list every home on the MLS. Contract counts are listings moving from active to pending or under contract in our live feed's change log; changes that reverse between refreshes may be missed. The South Dade ZIP code grouping is ours, and one countywide listing had no ZIP code. ZIP sale medians mix property types. The tracker is not a complete list of communities. Figures may be revised as the MLS updates records. This article is general information, not advice about any specific property, community or transaction.
