South Tampa's three core ZIPs, 33606, 33609 and 33629, held 162 active listings and 74 contracts, about 2.2 to 1, with median asks above $2.3 million. Does waterfront slow the sale?

At this price, yes. The 168 waterfront houses at $1 million or more had 28 in contract, 6.0 listings per contract, with a median ask of $1,800,000 and 81 days on market. The 405 inland houses ran at 3.1 to 1 with 48 days. Apollo Beach, where 48 of 54 $1 million listings are on the water, shows the gap most clearly at 9.0 to 1 and a median of 108 days on market. Waterfront buyers also carry flood insurance and elevation questions that inland buyers in the same price range may not; our Hillsborough County property tax calculator covers the tax side of the monthly cost.

Are new homes or resale homes selling faster?

They are close. The 169 new-construction houses at $1 million or more, 29 percent of the tier, ran at 3.4 listings per contract with a median ask of $1,795,000. The 404 resale houses ran at 3.7 to 1 at a median of $1,500,000. Our new-construction premium article tracks the price gap on closed sales.

Attached homes at this price are slower. Condos and townhomes at $1 million or more had 132 active listings against 17 in contract, about 7.8 to 1. Between October 19 and November 1, 72 more single-family houses at $1 million or more came to market, and 10 of them were already pending or under contract by November 2.

What does this mean for buyers and sellers?

Buyers looking in 33606 and 33629 are competing for a small, fast-moving pool, and a house priced near recent sales may not wait for a second showing. Buyers on the water and in the outer ZIPs have more room to negotiate, with median listing ages near three months. Sellers of waterfront and outer-ZIP houses are pricing against inventory that is turning slowly, while South Tampa sellers are pricing against recent contracts. City and ZIP detail is on the Tampa market page, Apollo Beach, Odessa and Lutz.

Contract pace compares active listings with pending and active-under-contract listings on one day and is not a sales rate. Waterfront and new-construction flags are as entered on each listing. ZIP areas are postal boundaries and do not match neighborhood names exactly. New listings for October 19 to November 1 count only listings still in the feed on November 2.
