Condos under $200,000 were nearly half of the county's condo listings, 450 of 963, and 49 of the 114 contracts. The $200,000 to $299,999 band ran at 6.6 to 1, faster than the county condo average. Are new condo towers adding to Tampa supply?
Yes, at the top end. Of the 110 Hillsborough condos listed at $1 million or more, 50 were marked new construction. Countywide, 57 new-construction condos were active on the MLS and 1 was in a contract. Buildings in our data with new-construction units listed include Pendry Residences Tampa, Bayshore Ysabella, the Westshore Yacht Club Aqua tower and the Ritz-Carlton Residences. Developers often sell tower units directly and record those contracts outside the MLS, so the MLS count of new-construction condo contracts understates builder sales.
What does this mean for condo buyers and sellers in Tampa?
For buyers, Hillsborough condos offer more choice per contract than any other home type in the county, especially from $400,000 to $499,999 and above $1 million, and more than a fifth of active condos have passed 180 days. Association fees, reserves and assessments vary by building; buildings we track are listed on the Tampa condo communities and Hillsborough County condo communities pages.
For sellers, resale condos in towers compete with new units in the same neighborhoods, so pricing against recent closings in the same building matters. Our Florida condo special assessments and Florida condo distress tracker pages cover cost pressures statewide, and insurance budgets are on the Tampa home insurance cost page. Our October 28 article on Pinellas condos under contract covers the other side of the bay, where condos ran 7.0 to 1.

Limitations
Figures are a single live map snapshot taken October 29, 2026, not monthly totals, and can differ from inventory counts in monthly reports. Counties are assigned from each listing's county record where our feed has one and otherwise from the listing city, and cities follow the listing address. The downtown, Channel District and Harbour Island figures use a rectangular map boundary we drew and are approximate. Under contract or pending includes listings marked either way in the MLS; coming-soon listings are excluded. Property type comes from the MLS field, and some condo-style units may be classed as villas or townhouses. New construction follows the MLS flag. Developer sales recorded outside the MLS are not counted. Days listed is the listing's current count as reported to our feed and may reset when a listing is withdrawn and relisted. Median prices mix unit sizes, ages and locations. Figures may be revised as the MLS updates records. This article is general information, not advice about any specific property or transaction.
