Condos under $200,000 move fastest, at 5.6 listings per contract. The $300,000 to $499,999 band is the slowest at 11.1 to 1. Condos from $500,000 to $999,999 had been listed a median of 126 days.

How old are the condos for sale?

Most of the supply is older. Of the 569 active condos with a year built, 454 were built in 1996 or earlier and 135 in 1976 or earlier. Condos built before 1980 ran at 9.7 listings per contract at a median ask of $215,450; those built from 1980 to 1994 ran faster, at 5.7 to 1. Only 8 active condos were built in 2010 or later. Among condos in contract with a year built, 65 of 76 were built in 1996 or earlier, so buyers are signing on older buildings.

Age matters because of Florida's milestone inspection law. Section 553.899 of the Florida Statutes requires condominium and cooperative buildings three habitable stories or more in height to have a milestone inspection by December 31 of the year the building reaches 30 years of age, measured from its certificate of occupancy, and every 10 years after. A local enforcement agency may move the first inspection to 25 years because of conditions such as proximity to salt water. Our milestone inspection and structural integrity reserve study glossary pages explain what buyers should request from an association. Association fees by community are on our Martin County HOA fees and St. Lucie County HOA fees pages.

Limitations

Counts are a live snapshot of our BeachesMLS feed and can differ from monthly inventory reports. Indian River County listings are not in this snapshot. Two-week contract and price-cut counts come from status and price changes our feed recorded; listings that went from active to pending between our refreshes may be missed, and our feed was still filling in during early October, so the earlier window may be undercounted. Year built is the figure on the listing, not the certificate of occupancy date, and the MLS does not reliably record building height, so year built alone does not show whether a building needs a milestone inspection. Nothing here is legal advice.
