What does this mean for buyers and sellers on the Treasure Coast?

For buyers, a listing past 180 days can signal room to negotiate, and about one in five Treasure Coast listings is in that group. Carrying costs differ widely, so the St. Lucie County HOA fees by community, Martin County HOA fees by community, St. Lucie County condo communities and Martin County luxury communities pages are useful, along with flood checks such as Is Tradition in a flood zone? and insurance estimates for Stuart and Fort Pierce.

For sellers, homes priced between $300,000 and $1 million drew contracts at the steadiest pace. Condo and manufactured-home sellers face the longest waits, with more than one in four listings past 180 days.

Limitations

Figures are a single live snapshot taken October 29, 2026, not monthly totals, and can differ from inventory counts in monthly reports. Days listed are the MLS days on market field, which may reset when a listing is withdrawn and relisted, so some homes have been for sale longer than shown. Our BeachesMLS feed does not cover Indian River County, so this article covers St. Lucie and Martin counties only, and it does not include listings entered only in other MLS systems. Cities follow the listing record; some Jupiter and Tequesta addresses fall in Martin County and are not shown in the city table. Under contract or pending includes listings marked either way in the MLS; coming-soon listings, rentals and land are excluded. New construction and waterfront follow MLS flags. Figures may be revised as the MLS updates records. This article is general information, not advice about any specific property or transaction.
