New contracts slipped about 10 percent while new listings rose about 6 percent, so supply added faster than it was absorbed. Price cuts ran about 1.8 per new contract under $600,000, slightly below the 2.1 for houses at $600,000 and up (494 cuts against 237 contracts). The median cut under $600,000 was $14,000, or 2.8 percent of the prior price, close to the 2.9 percent of the prior two weeks.

Boynton Beach led the latest window with 37 new contracts, ahead of West Palm Beach with 20 and Delray Beach, Lake Worth and Boca Raton with 10 each. Boynton Beach also logged the most new listings under $600,000, 85, and the most price cuts, 62.

What does this mean for buyers and sellers?

For buyers, a house under $400,000 in Palm Beach County faces about two listings for every one already in a contract, so a pre-approval letter and an inspection plan set before touring help. Boynton Beach and West Palm Beach offer the deepest selection at similar median prices. Costs beyond the price matter in this range: our Palm Beach County property tax calculator and Palm Beach County HOA fees by community cover two of the larger ones.

For sellers, the $500,000 to $599,999 band held the most listings under $600,000 and ran 2.6 listings per contract, looser than the bands below it. With new listings outpacing new contracts over the latest two weeks, pricing at the start matters more than a later cut. Month-by-month pace is in our Beaches Market Pulse.
