The pace held roughly steady. Of the 130 recent contracts, 73 were on houses from $1 million to $1,999,999, 35 from $2 million to $4,999,999 and 22 at $5 million or more. What does this mean for buyers and sellers?

For buyers above $3 million, there are about five houses for sale for each one in contract, and more in Wellington and on Palm Beach. That leaves room to negotiate on price and terms. Below $2 million in Delray Beach and Jupiter, supply is tighter. A buyer's first tax bill is often much higher than the seller's; our Palm Beach County property tax calculator and Palm Beach County HOA fees page cover the carrying costs.

For sellers, the median recent cut of about 4.4 percent shows where many first prices landed. Month-by-month pace is in our Beaches Market Pulse.

Two-week contract and cut counts come from status and price changes our feed recorded; listings that went from active to pending between refreshes may be missed. New construction follows the MLS new-construction flag, and many builders list only part of their inventory. City follows the listing address. Off-market and private sales are not included.
