As of October 2026, Triton Beach in Ormond Beach, FL has 3 homes for sale. Homes listed or recently sold were built 1938–1986; none of the 7 geocoded homes sit in a FEMA special flood hazard zone (median elevation 15 ft).

Triton Beach is a gated enclave on Ormond Beach's oceanside, where price is set almost entirely by direct ocean exposure and condition. Homes with frontage or protected sightlines command a premium; interior lots without water views trade at a steep discount. The spread is wide, and buyers need to calibrate expectations carefully—what you pay here buys either beach or proximity, rarely both at the lower end of the range.
With 7.2 months of supply and only three active listings, the market is in a buyer-leaning posture but inventory-starved. That combination means leverage exists for prepared buyers, but competition still surfaces quickly on well-positioned homes. Sellers willing to price to condition will move product; those testing the high end of beachfront comps will sit.
Figures in this note are as of July 17, 2026. The live market numbers elsewhere on this page update nightly and are newer.
Triton Beach right now
🟢 Buyer-leaning market. 7.2 months of supply and 25% of the inventory already under contract give buyers above-average negotiating leverage. Why it matters: months of supply is how long today's inventory would last at today's sales pace; under-contract share is the portion of homes for sale that already have a buyer.Momentum Research analysis of DBAMLS records, as of July 12, 2026. Confidence: Low (4 active and pending listings, 0 closed sales in 12 months).

Who Triton Beach is best for.
Best for
- Buyers prioritizing direct beach access and gated security who are prepared to pay for oceanfront or protected views and negotiate on condition.
- Investors or second-home buyers targeting a small, exclusive oceanside enclave with manageable inventory and buyer-leaning leverage.
- Downsizers or primary buyers who value location and privacy over amenities, and who can move quickly on the limited active inventory.
Probably not for
- Buyers expecting resort-style community features, clubhouses, or programming—the gate and intercom are the extent of shared amenities.
- First-time or budget-constrained buyers who cannot absorb the ocean-proximity premium or who need a wider selection of inventory to compare.
- Buyers unwilling to verify sightlines, HOA functionality, and condition in person—this is not a market where photos and list price tell the full story.

The Triton Beach buying strategy.
If we were buying in Triton Beach today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Use your leverage. With inventory sitting, there is room to negotiate on anything dated or overpriced and to ask for repairs or a rate buydown.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Triton Beach.
What the gate actually buys you
Triton Beach's security gate and entry intercom are functional perimeter controls, not resort amenities. The value proposition here is location and exclusivity of access, not clubhouse features or community programming. You're paying for a small enclave with direct beach proximity and restricted entry—nothing more, nothing less.
The current supply figure suggests inventory has accumulated, likely a mix of overpriced oceanfront and fairly-priced interior homes that lack the view premium. Buyers should treat this as a condition and location market: walk every property, verify sightlines, and price accordingly. The gate does not erase the gap between a beach house and a beach-adjacent house.
With only three active listings, choice is constrained. Serious buyers need to move on well-priced inventory, but the months-supply cushion means you can press on price if a home has been on-market or needs work. Verify all amenity access and gate/intercom functionality with the HOA before closing—what's reported in MLS is not always what's operational.
The location and the amenities are priced into every listing in Triton Beach. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
Momentum brokers know Volusia's oceanside inventory cold and will tell you when a Triton Beach listing is priced to its actual view and condition—or when you're being asked to pay for proximity that doesn't deliver. We'll walk the comps, verify gate and intercom status with the HOA, and help you negotiate with the leverage this buyer-leaning market provides. If a property isn't worth your offer, we'll say so before you write it.

What it really costs to own in Triton Beach
The parts of the monthly number a mortgage calculator leaves out, from the tax roll, the MLS, Citizens and FEMA. Property facts only.
| Property tax | Current owners' bills run a median of $6,081/yr across 6 listings here (MLS tax records, 2026-10-20). |
|---|---|
| Home and flood insurance | The average Citizens Property Insurance premium in Volusia County is $1,807/yr (3,573 policies, Citizens detail by county, April 2026); private-market quotes depend on roof age, wind mitigation and construction. |
| Roof and age | Median build year 1960 across 6 listings. An original roof here would be about 66 years old; under Florida's 2022 reform (SB 2-D) carriers may require an inspection past 15 years, so budget for a roof report, and for replacement where it fails. |
