Is Jacksonville a Good Place to Retire? The Facts on Taxes, Housing, Insurance and Healthcare

Whether Jacksonville is a good place to retire depends on your budget and your priorities, so this page gives you the facts to run that decision rather than an opinion. The short version: Florida has no state income tax; a homesteaded primary residence gets up to $50,000 off its taxable value and a cap on assessment growth (2.7% for 2026, never above 3%); the average Citizens homeowners premium in Duval County was $1,315 a year in April 2026, below the $1,843 statewide average; the metro has four named hospital systems with major campuses; and the median list price in Duval County was $304,900 on October 30, 2026, with 55+ age-restricted communities ranging from the $300s to a $650,000 average depending on the builder and location. Every figure below is dated and linked to the page it comes from.

What taxes do you pay in retirement in Florida?

Florida levies no personal income tax, so pensions, Social Security, IRA and 401(k) withdrawals and investment income are not taxed by the state. The state's revenue comes mainly from sales tax and local property tax, which is why property tax and insurance are the two numbers to study.

Property tax is set by millage: $1 per $1,000 of taxable value. Our Jacksonville property tax guide (updated June 20, 2026) lists approximate 2026 ranges of 19 to 22 mills in Duval County, 14 to 16 mills in St. Johns County and 17 to 19 mills in Clay County, including school district millage. Median property tax bills in our insurance versus property tax dataset (September 2026): Duval $2,264, St. Johns $3,721, Clay $2,241, Nassau $2,699.

How do the homestead exemption and Save Our Homes work?

If you own and occupy a Florida home as your primary residence, you can file for the homestead exemption with the county property appraiser; the deadline is March 1 for that tax year, there is no fee, and it renews automatically. It reduces taxable value by up to $50,000, which our property tax guide puts at roughly $1,000 to $1,200 a year in savings depending on millage.

Save Our Homes is the second, larger benefit. Once homesteaded, your assessed value cannot rise more than 3% a year, or the rate of inflation if lower (2.7% for 2026), regardless of market value. The cap resets when a home sells, so the seller's tax bill in a listing is not your bill; use our property tax after purchase calculator. If you sell a Florida homestead and buy another within three years, portability lets you carry up to $500,000 of the assessed-value difference to the new home; the portability calculator runs it. Moving from another state, you start fresh at market value and the cap builds from your first homestead year. One more item: Amendment 3, on the November 2026 ballot, would change the homestead exemption; our insurance versus property tax page models the typical Duval homestead bill at $906 in 2028 if it passes, against $2,264 today.

What does home insurance cost around Jacksonville?

We use Citizens Property Insurance data because it is public and consistent across all 67 counties. Average Citizens homeowners premiums from the April 2026 Detail by County, on our home insurance by county map: Duval $1,315 (2,001 policies), St. Johns $1,378 (977), Clay $1,189 (606), Nassau $1,159 (389), against a statewide average of $1,843. By city on the same data: Jacksonville $1,780, Orange Park $1,490, St. Augustine $1,860, Fernandina Beach $2,130, Jacksonville Beach $3,840 and Ponte Vedra Beach $3,370. Coastal addresses cost roughly twice what inland ones do.

Rates were falling in 2026. Citizens' statewide average change was -2.6% effective June 1, 2026, its first cut since 2015, and the Florida Office of Insurance Regulation reported decreases in 51 of 67 counties (as compiled in our insurance file, dated August 28, 2026). Flood insurance is a separate policy: our Jacksonville flood insurance tracker (Q2 2026) put the average NFIP premium in Northeast Florida at $2,847 a year for single-family homes, with zone X policies running $500 to $900 and zone AE $1,800 to $4,500. Wind mitigation features and a newer roof lower the homeowners premium; the wind mitigation savings calculator shows how much.

What healthcare systems serve the Jacksonville area?

Facts only, from the commute pages we maintain for each campus:

Each page ranks the communities we track by estimated drive time to that campus, with current listings and sold prices, so you can see what a 15-minute drive to a given hospital costs. For example, communities within 15 minutes of Mayo Clinic had a $533,000 median sold price versus $352,750 in the 25-to-35-minute ring at the time of that page's data.

What are the 55+ communities in the Jacksonville area?

Age-restricted communities operate under the federal Housing for Older Persons Act and state the restriction in their covenants. The following are described as the builders and our 55+ communities in Jacksonville and St. Johns County guide (updated May 31, 2026) state them:

The cost structure matters as much as the price. Two homes at the same purchase price can differ by hundreds of dollars a month depending on whether the community carries a CDD, a separate amenity fee, or bundled golf. Our CDD carrying cost calculator combines CDD, HOA and property tax into one monthly figure, and the Jacksonville HOA and CDD database (Q2 2026) lists an average of $1,847 in annual HOA dues and $2,400 in annual CDD payments across the 47 master-planned communities it tracks.
