Lake Beauclaire Sub is a small, deed-restricted pocket of Tavares, and the numbers reflect that scale more than any broad market trend. With only three active listings and three closings in the most recent window, a single sale can swing the median or the price-per-square-foot figure meaningfully. The current median sits at $515,000, with price per square foot near $271.91 - both figures worth treating as a snapshot of a thin dataset rather than a firm ceiling or floor.
The eight-day median days-on-market is notably fast, which tells you that when a home here does list, it tends to move quickly. That sits oddly next to the 12-month supply figure and the buyer-leaning classification, but with only a handful of active and closed listings, that supply number is more a function of low inventory volume than of homes sitting unsold. Read the fast DOM as the more reliable signal on pricing behavior; read the supply figure with the small-sample caveat in mind.
Figures in this note are as of July 20, 2026. The live market numbers elsewhere on this page update nightly and are newer.

The Lake Beauclaire buying strategy.
If we were buying in Lake Beauclaire today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Use your leverage. With inventory sitting, there is room to negotiate on anything dated or overpriced and to ask for repairs or a rate buydown.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Lake Beauclaire.
Reading a thin market correctly
Three active listings and three recent closings is not enough volume to draw firm conclusions about pricing trend or negotiating leverage - it is enough to tell you the community is small and turnover is limited. The median price of $515,000 and price per square foot of $271.91 should be treated as reference points tied to whatever specific homes happened to trade, not as a fixed band for the neighborhood as a whole.
The eight-day median days-on-market is the more telling number here. It suggests that correctly priced homes in this community do not linger, even while the broader supply reading classifies the market as buyer-leaning. That combination is common in small communities: a low volume of listings can push the supply math toward buyer-leaning even when actual homes, once listed, move fast. Anyone pricing a listing or evaluating an offer here should lean on comparable-level detail rather than the aggregate stats alone.
The location and the amenities are priced into every listing in Lake Beauclaire. The deal is won or lost on condition, the comps, and the renovation math.

Why work with Momentum here
In a community with this few active listings, the difference between a good outcome and a missed one usually comes down to who has current, direct knowledge of what is actually on the market and what recently closed. We track Lake Beauclaire Sub at the listing level rather than relying on aggregate stats, so pricing and offer strategy are grounded in the specific homes involved, not a thin community-wide average.
