True comps, carrying-cost math, and listings before the portals.
As of November 2026, the MLS records 4 closed sales in Lake Parker Terrace in Lakeland, FL since 2009, the most recent in April 2024. Across Lakeland as a whole, 2,881 homes closed in the last 12 months at a median of $315,000, 54 median days on market, with 1,143 homes for sale today. At that median and Polk County's FY2025-26 rate of 16.19 mills, annual property tax runs about $5,100 ($4,420 with the full homestead exemption).

Price here is driven by condition and the home itself, not by amenities or a defined price tier. With a housing stock that spans more than a century of construction and a median build year of 1960, two homes on the same block can be worlds apart depending on whether they've been updated or left original. Expect a wide spread, and plan to underwrite each property on its own merits.
There are currently no active listings in Lake Parker Terrace, which tells you more about inventory than demand. For a buyer, that means patience and readiness to move when something does list. For a seller, it means you'd be entering a market with little direct competition, which is a real advantage if your home shows well.

The Lake Parker Terrace buying strategy.
If we were buying in Lake Parker Terrace today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Lake Parker Terrace.
An older, owner-light enclave
The construction range runs from 1900 to 2023, but the median year built of 1960 tells the real story: most of what you'll find here predates modern layouts and systems. At a median of roughly 1,377 square feet, these are modest-footprint homes, and the newer builds scattered in are the exception rather than the rule. Buyers should budget for inspections and, in many cases, updates.
A homestead share of about 26% means most homes here are not owner-occupied primary residences. That shapes the character of the block and suggests investor and rental activity. It also means a seller who has maintained and updated an owner-occupied home may stand out in a stock that skews older and less owner-tended.
The location and the amenities are priced into every listing in Lake Parker Terrace. The deal is won or lost on condition, the comps, and the renovation math.
