As of October 2026, the MLS records 6 closed sales in North River Forest in Stuart, FL since 2002, the most recent in May 2026. Across Stuart as a whole, 499 homes closed in the last 12 months at a median of $380,302, 66 median days on market, with 633 homes for sale today. At that median and Martin County's FY2025-26 rate of 15.47 mills, annual property tax runs about $5,880 ($5,270 with the full homestead exemption).

North River Forest is a small Stuart address in Martin County where price is set almost entirely at the property level rather than by shared community features. With no amenities showing in the current MLS data, what a buyer pays here tracks the condition, lot, and updates of the individual home, not a clubhouse or gate you're buying into.
For a seller, that means the burden of proof sits on your specific house — presentation and condition do the heavy lifting. For a buyer, it means you evaluate each listing on its own merits and comparables, not on a community premium. Expect a wide spread between move-in-ready and dated homes, and price accordingly.

The North River Forest buying strategy.
If we were buying in North River Forest today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in North River Forest.
A property-by-property market
Because no shared amenities appear in the MLS snapshot, there is no common-area story to anchor pricing — no pool, no gate, no recreation package pulling values in one direction. That puts every negotiation back on the individual home: its condition, its updates, its lot. Two houses on the same street can justify very different numbers.
The upside of that structure is transparency. You are not paying into overhead you may not use, and there is less of a community premium baked into the ask. The tradeoff is that due diligence on the specific property matters more here, and buyers should lean hard on a walkthrough and a disciplined read of comparable sales.
The location and the amenities are priced into every listing in North River Forest. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
In a market this property-driven, the value is in reading each house honestly against its comparables — and telling you when the asking price outruns the condition. We know Stuart and the Martin County beach corridor, and we price and negotiate on the merits of the specific home rather than on a community story that isn't there.

Martin County approves limited-industrial zoning on Southeast Powerline Avenue in Hobe Sound
Commissioners voted 3-2 to rezone a property along Southeast Powerline Avenue to limited-industrial, a less intensive class than the general industrial designation first proposed. The county said the existing zoning was outdated and that no data center is planned. Any proposal over 100,000 square feet would need board approval.
What it may mean for the marketLimited-industrial zoning could add light industrial space and local jobs in Hobe Sound while capping the scale of future uses. The project is about 12 miles southeast of North River Forest, elsewhere in Martin County.

Federal government awards $79 million for St. Lucie River Bridge replacement in Stuart; Brightline station grant denied
The century-old St. Lucie River Bridge replacement received $79 million in federal funding. The federal Intercity Passenger Rail Program did not fund a proposed Brightline station in downtown Stuart. Martin County said it welcomed the bridge funding.
What it may mean for the marketBridge replacement funding supports a key rail and river crossing, while the denied grant leaves the timing of a Stuart passenger rail stop uncertain. The site is less than a mile southeast of North River Forest.
