Pineville is a small subdivision in St Petersburg, and with a closings window this narrow the data behind it is thin. That matters: in a pocket this size, one or two sales can move the apparent average, so treat any single number as a data point rather than a trend. Price here is driven far more by the condition and specifics of the individual home than by any neighborhood-wide figure.

For buyers, the practical read is that you evaluate each listing on its own merits — updates, lot, layout — rather than assuming a going rate. For sellers, the same thinness cuts both ways: comparable sales are scarce, so pricing leans on the condition of your property and whatever recent activity exists in and around the area. Expect to do more homework per transaction than you would in a high-volume neighborhood.

The 60-Second Overview

Pineville is a compact St Petersburg subdivision in Pinellas County; its small size means the market moves on individual homes rather than broad neighborhood patterns.

Stellar MLS sales records identify 11 homes in Pineville that have changed hands since 2009, built between 1920 and 2024 (median 1953), with a median living area of about 914 sq ft and a typical 3-bedroom, 1-bath layout; 100% are single-family homes. Source: Stellar MLS closed-sale history compiled by Momentum Research; counts reflect homes with a recorded MLS sale, not every home in the community.

County records show 8 qualified sales in Pineville across 2024–2025 (3 in 2024, 5 in 2025), median $305,000 — the last recorded sale per parcel on the Florida DOR 2025 assessment roll, independent of the MLS.

Best for

  • Buyers comfortable judging a property on condition and specifics rather than a neighborhood average
  • Those wanting a St Petersburg location with access to the wider Pinellas and Tampa Bay area
  • Long-horizon buyers who plan to hold and are not chasing a quick, data-backed flip

Probably not for

  • Buyers who need a deep pool of recent comparable sales to feel confident on price
  • Those looking for a large, high-turnover community with predictable pricing
  • Investors who require a documented price band to underwrite a purchase

If we were buying in Pineville today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Pineville.

Best Buy
Buyers willing to evaluate a home on its own merits in a thin-data market.
Biggest Risk
Sparse sales make any single price figure unreliable.
Sweet Spot
A well-conditioned home priced against nearby alternatives.
Avoid If
You need lots of comps and a clear neighborhood price signal.

A small-pocket St Petersburg market

The defining feature of Pineville is scale. It is a subdivision, not a sprawling master-planned community, and that shapes everything about how you read it. With few closings to draw on, there is no reliable price band to quote — the spread between homes comes down to condition, updates, and lot specifics more than any tier of the neighborhood.

Location is the durable part of the story here: this is St Petersburg, in Pinellas County, with the access to the wider Tampa Bay area that comes with it. When you tour a home in Pineville, weigh the property itself against nearby alternatives rather than against a neighborhood benchmark that simply does not have enough sales behind it to be meaningful.

“

The location and the amenities are priced into every listing in Pineville. The deal is won or lost on condition, the comps, and the renovation math.

Why work with Momentum here

In a low-volume pocket like Pineville, the value of a broker is in the legwork: pulling and interpreting the limited comps, judging a home on condition rather than a headline number, and being straight with you about what the data can and cannot tell you. That is exactly the kind of honest, per-property analysis we do.
