Jon's Current Read

Prominence Park is a genuine office-to-residential redevelopment rather than a greenfield build, which changes the usual pre-launch pattern. The site's history as an office park means the visible early milestones are demolition and environmental permitting rather than land clearing — one building down by March 2026 and an environmental resource permit filed the same month are the concrete, dated facts here. There is no pricing, no floor plan, and no sales timeline yet, and the project should not be described as pre-selling.

The 32.52-acre site's location in the built-out Baymeadows corridor, bordered by the Dix Ellis and Freedom Crossing trails, is a genuinely uncommon setup for new construction in this part of Duval County — infill redevelopment sites at this scale are rare compared to the greenfield subdivisions that dominate new supply elsewhere in Jacksonville. That scarcity of comparable infill product is worth noting, but it does not substitute for the pricing and delivery information that simply is not published yet.

The 60-Second Overview

Prominence Park is a planned 204-unit for-sale townhome redevelopment by Dream Finders Homes on the site of the former Prominence Office Park in Jacksonville's Baymeadows corridor. Rezoning was approved February 25, 2025, one office building had been demolished by March 2026, and an environmental resource permit was filed March 2, 2026 — the project remains in permitting and site work and is not yet pre-selling.

Best for

  • Buyers interested in a rare Baymeadows-corridor infill redevelopment and willing to track its permitting progress
  • Buyers who value trail access to the Dix Ellis and Freedom Crossing trails as a confirmed site feature
  • Buyers with a long time horizon who are comfortable waiting through demolition and permitting before pricing exists

Probably not for

  • Buyers looking to purchase or reserve a home now — this project is not yet pre-selling
  • Buyers who need a published price, floor plan, or delivery date to plan around
  • Buyers who prefer a straightforward greenfield subdivision over a former-office-park redevelopment site

If we were buying in Prominence Park today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Prominence Park.

Best Buy
Buyers tracking a rare infill redevelopment rather than shopping for a home today.
Biggest Risk
Not yet pre-selling — still in demolition and environmental permitting as of early 2026.
Sweet Spot
Watching for the sales launch announcement once permitting and site work clear.
Avoid If
You need a home to buy now rather than a permitting-stage redevelopment to watch.

Office park to 204 townhomes, still in permitting

Dream Finders Homes, through DFH Prominence LP, secured rezoning approval on February 25, 2025 for 204 for-sale townhomes on the 32.52-acre former Prominence Office Park site. By March 2026, one office building on the site had been demolished, and an environmental resource permit was filed on March 2, 2026. Both are concrete, dated milestones, but the project is still in permitting and site work — it is not yet pre-selling, and no pricing or unit sizes have been published.

HOA fees and any CDD assessment are unconfirmed and should be verified directly with the builder once information becomes available. No amenity package has been published yet either. Schools fall under Duval County Public Schools; buyers should confirm zoning directly with the district when the time comes.

What sets Prominence Park apart from most new residential product in the area is that it's an infill redevelopment of a built-out office corridor rather than a new subdivision on undeveloped land, bordered by the Dix Ellis and Freedom Crossing trails. Nearby comparisons include Wells Creek, Nobel at eTown, and the St. Johns Town Center-area townhome stock — but none of those involve converting an existing office park, which makes Prominence Park's timeline and site-prep process worth tracking closely rather than assuming it will mirror a typical greenfield launch.

“

The location and the amenities are priced into every listing in Prominence Park. The deal is won or lost on condition, the comps, and the renovation math.
