Location & Context
The site sits east of Tomoka Farms Road, southwest of where I-4 meets I-95, on Daytona Beach's fast-growing west side near the LPGA corridor. Pulte puts shopping, dining, and grocery about 3 miles out and calls out proximity to Daytona Beach International Airport, Ponce Inlet, and the beaches.
Source: Pulte Homes, Waypointe community page (Coming Soon; VIP interest list open; sales begin in late 2026; price coming soon), 2026-09-01.D.R. Horton puts the beach about 10 miles away, One Daytona and the Speedway under 15 minutes, and highlights waterview homesites inside the community.
Source: D.R. Horton, Waypointe community page (Coming Soon, Tradition Series, Tomoka Farms Rd, call for information), 2026-09-01.The practical read: this is the same growth corridor that produced Latitude Margaritaville and Legends Preserve, where the west-of-95 land is flat, master-planned, and interstate-served. You trade beachside character for new infrastructure and commuting reach: Orlando is one interstate ramp away. The unknowns worth watching are the CDD or HOA structure, which no builder has published yet, and how the mixed-use commercial phases sequence against the homes.
What Is Planned
1,600 single-family homes across three national builders, plus apartments, resort-style amenities, walking trails, parks and green spaces, and commercial space for retail and dining on 415 acres.

Waypointe sits in Volusia County, so property taxes follow the Volusia millage plus whatever community financing the developer records.
No builder has published HOA dues, and no CDD schedule for the community has been published on the pages cited here. A master plan of this scale commonly carries one or both; get the full recorded schedule in writing before you contract. For context, the Volusia County figure in our FY2025-26 millage file is a typical total of about 19.21 mills, and actual parcel totals vary by municipality and taxing district, so treat it as a planning number, not a quote.

Horton, or Perry Homes as of September 1, 2026. Pulte lists price as coming soon; D.R. Horton lists call for information.
Source: NewHomeSource, Waypointe by Pulte Homes, Daytona Beach FL 32124 (Coming soon, pricing coming soon), 2026-09-01.When pricing lands, remember the base is only the start: lot premiums, structural options, design selections, and any CDD assessment sit on top. West-side Daytona is inland enough that flood exposure is parcel-specific rather than assumed, but quote insurance before you contract anyway.
Schools
Pulte lists Palm Terrace Elementary School, Silver Sands Middle School, and Atlantic High School for its Waypointe neighborhood. School assignment is set by Volusia County Schools and can change, and a community this size can be rezoned as it builds out; confirm current zoning with the district before you buy.
