Weatherstone in Pensacola runs at a median of $307,500, or about $164 per square foot. With only one active listing on the board right now, pricing here is driven less by market-wide trends and more by the condition and specifics of whatever single home happens to be available. Thin inventory means each listing effectively sets the comp, so the spread between a dated home and an updated one can be wide.

The posture is balanced on paper — roughly four months of supply and a market heat score of 36 — but days on market tell the more useful story. At a median of 76 days, homes here are not moving fast. A seller needs patience and realistic pricing; a buyer has room to negotiate and little pressure to rush. The 19% year-over-year move looks dramatic, but on a street with this few closings it reflects the mix of what sold, not a reliable trajectory.

Figures in this note are as of October 26, 2026. The live market numbers elsewhere on this page update nightly and are newer.

🟡 Balanced market. 4.0 months of supply and 50% of the inventory already under contract put buyers and sellers on roughly even footing. Why it matters: months of supply is how long today's inventory would last at today's sales pace; under-contract share is the portion of homes for sale that already have a buyer.Momentum Research analysis of Pensacola MLS records, as of July 13, 2026. Confidence: Low (2 active and pending listings, 3 closed sales in 12 months).

🟢 Still climbing. The trailing-12-month median ($308K) is up 19.0% from the prior 12 months ($258K). With about 8 sales a year, a single closing can swing this number, so read the level and the decade, not one year's move.Momentum Research, record-level Pensacola MLS closed sales, 12-month windows ending July 13. Confidence: Low (3 and 6 sales in the two windows).

Weatherstone is a small, quiet pocket of Escambia County with very limited turnover. Buy or sell here on the merits of the individual home, not on momentum — there isn't much of it either way.

Best for

  • Buying to hold, with no pressure on timeline or a fast resale
  • Buyers who prioritize a quiet setting over shared amenities
  • Buyers comfortable negotiating when they are often the only party at the table

Probably not for

  • Needing to close or sell on a tight deadline
  • Wanting several comparable homes to tour and weigh at once
  • Looking for community amenities or shared facilities

Windows contain 2 to 21 sales each (3 in the current window); every figure carries its sample size, and thin markets swing on single closings. Escambia Planning Board to hear rezoning for 540-acre Outlying Fields site in Beulah

The Escambia County Planning Board was set to hear rezoning and land-use changes on October 6 for the former Navy Outlying Landing Field 8 next to the Navy Federal Credit Union campus. The roughly 540-acre plan includes 1,000 to 1,500 housing units, 23 acres for health-related facilities along Nine Mile Road, retail and restaurants, and an Employment, Technology and Innovation district. County staff found the changes consistent with the comprehensive plan, and FDOT expects no added trip generation.

What it may mean for the marketThe plan would add housing, commercial space and employer land in the Beulah area near Nine Mile Road, which could change local retail access, commute patterns and housing supply. The site is about 11 miles north of Weatherstone.

Pensacola mayor says new airport terminal construction starts next week

At a September 17 briefing, Mayor D.C. Reeves said the notice to proceed for the new terminal at Pensacola International Airport would be issued the following week, with site preparation starting shortly after. He described it as a nine-figure investment. A separate 600-space parking expansion still needs construction funding.

What it may mean for the marketTerminal construction signals added air-travel capacity at the airport and construction activity near the airport corridor. The site is about 11 miles northeast of Weatherstone.

If we were buying in Weatherstone today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Weatherstone.

Best Buy
Buyers who want a quiet Pensacola pocket and are willing to wait for the right home.
Biggest Risk
Thin inventory and few recent sales make pricing harder to pin down.
Sweet Spot
A well-maintained home priced to the mid-$300s median, marketed with realistic time-on-market expectations.
Avoid If
You need to buy or sell quickly or want a wide selection of homes to compare.

A thin-inventory market that rewards patience

The defining feature of Weatherstone right now is scarcity of choice. With a single active listing and only three recent closings in the window, there is no deep pool of comparable sales to anchor a price. That cuts both ways: a well-presented home can command attention simply by being the only option, while a buyer with specific requirements may wait months for the right house to appear.

No community amenities surface from current MLS listings, so the value proposition is the homes and the location, not shared facilities. A 76-day median on market signals that even in a balanced band, this is not a place where listings clear in a weekend. Price it to the market and account for carry time.

“

The location and the amenities are priced into every listing in Weatherstone. The deal is won or lost on condition, the comps, and the renovation math.

We track every closing and listing in this corner of Escambia County, so we can tell you what a specific home is actually worth when there's barely a sample to work from — and whether it's worth the wait or the ask.
