What does this mean for condo buyers and sellers in Pinellas?

For buyers, the $400,000 to $749,999 range and the beach towns other than Madeira Beach offer the most choice and the most units that have been listed for months. Association fees, reserves and assessments vary widely from building to building, and buildings we track are listed on the Pinellas County condo communities, St. Petersburg condo communities and Clearwater condo communities pages.

For sellers, more than a quarter of active condos have passed 180 days, so pricing against recent sales in the same building matters. Our Florida condo special assessments and Florida condo distress tracker pages cover cost pressures that affect condo pricing statewide, and insurance budgets are on the Clearwater home insurance cost page.

Limitations

Figures are a single live map snapshot taken October 28, 2026, not monthly totals, and can differ from inventory counts in monthly reports. Pinellas County is identified from the county on each listing record, and cities follow the listing address. Under contract or pending includes listings marked either way in the MLS. Days listed is the listing's current count as reported to our feed and may reset when a listing is withdrawn and relisted. Property type comes from the MLS field, and some condo-style units may be classed as villas or townhouses. Median prices mix unit sizes, ages and locations. Figures may be revised as the MLS updates records. This article is general information, not advice about any specific property or transaction.
