How much is the typical HOA fee on a Hillsborough house?
Of the 5,916 houses for sale or in contract on November 6, 2,986 listed an HOA fee, about 50 percent. Fees are entered monthly, quarterly, semi-annually or yearly; we converted each to a monthly figure. The median was $50 a month, and 1,486 fee houses (active and in contract) paid under $50. Low HOA dues are common in newer Hillsborough subdivisions, where a community development district (CDD) assessment billed with property taxes can cover roads, ponds and amenities. CDD charges do not appear in the MLS fee field. Our Hillsborough County HOA fees page lists fees by community, and our CDD fees guide explains how those assessments work.

What does this mean for buyers and sellers?
For buyers, a low HOA fee in Hillsborough does not mean low fixed costs. Ask for the HOA fee schedule, any special assessments, and the CDD line on the current tax bill, then add both to the monthly payment. Property taxes are on our Hillsborough County property tax page.
For sellers of resale houses with dues of $100 or more between $300,000 and $599,999, about five listings competed for each contract. Pricing against nearby no-fee or low-fee resales with similar space matters, and listing what the fee covers can help buyers compare.

Limitations
Counts come from a full Stellar MLS pull of active, active under contract and pending listings on November 6, 2026, and can differ from our live map and from monthly inventory reports. Fees are as entered on the listing and converted to monthly from the stated frequency; 29 active and 15 in-contract houses marked as having an association but with no usable fee are excluded from fee groups, and a listed fee may leave out a second association, special assessments or CDD charges. In contract combines Pending and Active Under Contract. City follows the mailing address. Nothing here is legal or financial advice.
