The new-construction listings in the MLS skew toward the top of the market. Of the 54, 40 were single-family homes, 11 were condos and 3 were townhouses, and their median asking price of $3,150,000 is far above the builder townhome prices in the tracker. Most production-builder homes are sold through builder sales offices and appear in the MLS only in part. Contracts tell a slightly different story: the 20 new-construction contracts had a median list price of $1,174,500, and Lake Worth logged 6 of them. In the two weeks before, from September 30 to October 13, the feed logged 55 new-construction listings and 30 new-construction contracts.

How do new-home prices compare with recent sales?

Our September 2026 BeachesMLS Market Pulse, with closings through October 24, recorded 1,026 single-family sales in Palm Beach County at a median of $712,500, up 8.0 percent from a year earlier. The Everton, Nash Trail and Sapphire Lake townhomes start below that median. The Kensington Collection at Whitmore Estates starts well above it. Buyers comparing a new home with a resale should compare finished square footage, lot size and association costs, not just the headline price. Recent sales are on the West Palm Beach, Palm Beach Gardens, Jupiter, Boynton Beach and Boca Raton market pages.

What costs should buyers check?

Most builders in the tracker had not published association fees. Ask for the HOA budget, any community development district assessment, the lot's flood zone and an insurance quote before signing. Our insurance pages for West Palm Beach, Lake Worth Beach, Greenacres, Jupiter and Tequesta cover premiums. Builders are listed on our Palm Beach County home builders page, with listings on Palm Beach County new construction.

Limitations

The tracker lists communities found on builder pages, pre-construction listing sites and news reports, checked on the dates shown. It is not a complete list of every community selling in Palm Beach County, and it does not include most new condo towers. Prices are builder starting prices, not sale prices, and launch prices from 2025 are likely out of date. New-construction counts use the flag that listing agents set in the MLS, which is sometimes left blank. Contract counts are listings moving from active to pending or under contract in the change log of our live feed; changes that happen and reverse between refreshes may be missed. City is the city named on the listing, and Lake Worth listings include unincorporated areas west of Lake Worth Beach. County sale figures are September 2026 single-family closings and may be revised.
