Ocala · 2026 Real Estate Guide

Ocala real estate.

Ocala is the heart of Florida horse country, home to the World Equestrian Center and miles of rolling pasture. It draws retirees and active-adult buyers with a lower cost of living than coastal Florida, large amenity-rich communities, and an easy run up I-75. From the big active-adult communities to the value subdivisions and the in-town historic district, this is the buyer's guide to the Ocala and Marion County market.

Ocala at a glance.

Ocala built its reputation on horses, and the World Equestrian Center has pulled new money and new jobs into the area, but the everyday housing market runs on retirees, active-adult buyers, and buyers who want more land for the money. The big age-restricted communities sit on the southwest side near State Road 200, the value subdivisions spread south and east, and the in-town historic district holds its character a short walk from downtown.

As of early 2026, the Ocala median sale price was about $275,000, with the wider Marion County market in a similar range and prices roughly flat to slightly down from a year earlier. That runs well below the coastal Florida metros, which is the area's defining advantage for buyers focused on value.

A note on the numbers

Ocala sits in Marion County, which is outside the six-county Northeast Florida region covered by the NEFAR monthly reports we use for Jacksonville, St. Johns, Clay, and Nassau. The figures on this page come from Redfin and Zillow with the date attached, plus FRED for county-level series, not from NEFAR. The local board is the Ocala/Marion County Association of REALTORS. For the right number on a specific home, a comparable-sales analysis still beats any market-wide median.

Schools.

Ocala and the surrounding towns are served by Marion County Public Schools. School zoning is one of the bigger drivers of home value, it varies by address, and it changes as the district adjusts boundaries. Confirm the current assignment for any specific home with the district before you buy. See the schools in Marion County guide for the rankings and how zoning affects prices, and the district site at marionschools.net to verify an address.

Buying or selling in Ocala.

An area median is a starting point, not a price. The right number for a specific home or offer comes from recent comparable sales in that exact community, which is what a local agent provides, and it matters even more in Ocala where age-restricted and all-ages markets price very differently. Momentum represents buyers and sellers across the Ocala area, and works only for you. Call (904) 351-6461 or reach us at jon@movewithmomentum.com.

Methodology and sourcing

Market figures on this page come from Redfin and Zillow city-level releases plus FRED county-level series, the most recent at publication. Because Marion County is outside the NEFAR reporting region, we do not cite NEFAR for Ocala. Area medians describe the whole market and are not a substitute for a comparable-sales analysis of a specific property. Every community linked here has its own guide with prices, schools, age restrictions where they apply, and the honest trade-offs.

Common questions

What is the median home price in Ocala?

As of early 2026, the median sale price in Ocala was about $275,000, with the broader Marion County market in a similar range and prices roughly flat to slightly down year over year. Ocala sits in Marion County, which is outside the Northeast Florida (NEFAR) reporting region, so these figures come from Redfin, Zillow, and FRED rather than the NEFAR releases used for Jacksonville-area counties. Source: Redfin and FRED.

What communities and areas are in the Ocala area?

The Ocala area includes large active-adult communities like On Top of the World and Stone Creek, established subdivisions like Marion Oaks and Silver Springs Shores, the in-town Ocala Historic District, and the nearby towns of Dunnellon and Belleview. Each has its own market and price point, so the area median understates the range from one community to another.

Is Ocala a good place to live?

Ocala is the heart of Florida horse country and home to the World Equestrian Center, with a lower cost of living than coastal Florida and a strong draw for retirees and active-adult buyers. Whether it fits depends on your budget, your commute, and whether you want an age-restricted community or an all-ages neighborhood, which is what a local agent can map against specific homes. Call (904) 351-6461.

What are the best communities in Ocala?

Among the most sought-after are the active-adult communities On Top of the World and Stone Creek by Del Webb, the value subdivisions Marion Oaks and Silver Springs Shores, and the charming Ocala Historic District, plus Dunnellon and Belleview nearby. Each has its own price point, amenities, and rules, covered in our individual community guides.

How are the schools in Ocala?

Ocala is served by Marion County Public Schools. West Port High School is one of the county's public high schools, and Vanguard runs an International Baccalaureate magnet. School zoning varies by address and can change as the district adjusts boundaries, so confirm the current assignment for any specific home with the district before you buy. See our schools in Marion County guide for the rankings.

Does NEFAR cover Ocala?

No. The Northeast Florida Association of REALTORS reports on the six-county Jacksonville region. Ocala is in Marion County, which is not part of that region, so we cite national aggregators like Redfin and Zillow and federal series from FRED for Ocala market figures and say so. The local board is the Ocala/Marion County Association of REALTORS.

Do I need my own agent to buy in Ocala?

Yes. You and your agent sign a written buyer agreement that sets a negotiable compensation, and on new construction the builder often offers to cover some or all of it. Momentum represents buyers across the Ocala area. Call (904) 351-6461 or use the form on this page.
