As of November 2026, Belle Shore Isles in Groveland, FL has 1 home for sale. Belle Shore Isles is a community in Groveland, Lake County, FL. Across Groveland as a whole, 652 homes closed in the last 12 months at a median of $372,113, 46 median days on market, with 233 homes for sale today. At that median and Lake County's FY2025-26 rate of 16.65 mills, annual property tax runs about $6,190 ($5,520 with the full homestead exemption).

Belle Shore Isles is a pocket of just 12 homes, and that scale is the first thing to understand. With a single active listing as of mid-2026, there is no steady stream of inventory here - what trades, trades rarely, and price is driven less by a published range than by the condition and character of whichever home happens to come up.
The housing stock spans 1940 to 2004 with a median build year of 1988, so you are looking at a mix of older and later-20th-century construction rather than anything new. Median living space sits around 1,116 square feet, which keeps these on the smaller, more manageable end. For a buyer, patience matters; for a seller, scarcity can work in your favor if the home shows well.

The 60-Second Overview
A very small, long-established enclave in Groveland where turnover is thin and each sale is effectively its own market. Homestead occupancy sits at about a third, so a meaningful share of the homes here are held as something other than a primary residence.
Pre-construction details are compiled from public records, builder announcements and builder listings, and are subject to change without notice; figures are deemed reliable but not guaranteed. Momentum Research figures are our own analysis. This page describes homes, pricing and community attributes, not residents.

The Belle Shore Isles buying strategy.
If we were buying in Belle Shore Isles today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Belle Shore Isles.
A 12-home enclave with thin turnover
With only a dozen homes and one listing on the market, Belle Shore Isles doesn't behave like a subdivision - it behaves like a handful of individual properties. There are no community amenities identified from current MLS listings, so the draw is location and the homes themselves, not shared facilities. That also means pricing comparisons are hard to lean on; a single sale can set the tone for a long stretch.
The build range from 1940 to 2004 tells you to expect variety rather than uniformity. A home from the 1940s and one from the early 2000s will have very different bones, systems, and upkeep histories, so condition does more to set value here than any neighborhood-wide number. At a median of roughly 1,116 square feet, these are compact homes; inspect carefully and budget for the realities of older construction where it applies.
The location and the amenities are priced into every listing in Belle Shore Isles. The deal is won or lost on condition, the comps, and the renovation math.
