True comps, carrying-cost math, and listings before the portals.
As of November 2026, the MLS records 23 closed sales in Osprey Cove Ph 1 in Groveland, FL since 2006, the most recent in May 2025. Across Groveland as a whole, 652 homes closed in the last 12 months at a median of $372,113, 46 median days on market, with 233 homes for sale today. At that median and Lake County's FY2025-26 rate of 16.65 mills, annual property tax runs about $6,190 ($5,520 with the full homestead exemption).

Osprey Cove Ph 1 is a built-out pocket of Groveland with a fairly narrow build window — most homes went up between 1980 and 2017, with the typical home dating to 2007. That means construction standards and floor plans within the community are more consistent than you'd find in a neighborhood spanning multiple decades, which simplifies comparisons when you're evaluating one listing against another.
There is no active closings data in the current window, which tells its own story: this is a community where listings come up infrequently rather than one cycling through constant turnover. For a buyer, that means less day-to-day competition but also less pricing feedback to lean on — you're relying on condition and comparable homes more than recent sale trends. For a seller, it argues for patience and a listing that's positioned on its own merits rather than momentum.

Who Osprey Cove is best for.
Best for
- Buyers who want a mid-size home in an established, largely owner-occupied community.
- Buyers comfortable evaluating condition and updates on a home-by-home basis rather than leaning on recent sale trends.
- Buyers who prioritize the home and lot itself over a community amenity package.
Probably not for
- Buyers who want a clubhouse, pool, or other on-site amenities as part of the purchase.
- Buyers who need multiple recent comparable sales to feel confident in an offer price.
- Buyers set on new construction or a single, uniform build era throughout the community.

The Osprey Cove buying strategy.
If we were buying in Osprey Cove today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Osprey Cove.
A steady, owner-held pocket of Groveland
With 128 homes and a build era concentrated around 2007, Osprey Cove Ph 1 reads as a mature, settled community rather than a newer subdivision still filling in lots. The spread from 1980 to 2017 shows some variation in vintage, so buyers should expect a mix of original systems and updated homes rather than uniform construction age — worth checking closely on any individual listing.
No community amenities are identified from current MLS listings, so this isn't a community built around a clubhouse, pool, or gated entry as a selling point. The value here is in the home and lot itself — typical living space near 1,996 square feet — rather than a shared amenity package. That's a meaningful distinction for buyers who are weighing this community against ones marketed heavily on lifestyle features.
The location and the amenities are priced into every listing in Osprey Cove. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
With no recent closings to pull from, pricing a home in Osprey Cove Ph 1 correctly takes more than a quick comparable pull — it takes knowing which specific homes have changed hands, in what condition, and how the 1980-to-2017 build spread affects value house to house. That's the kind of groundwork we do before a number ever goes on a sign or an offer goes in.
