Bongard Estates is a small pocket in Clermont, and with just three active listings as of late August 2026, this is a thin market. In a community this size, price is set less by broad trends and more by the specific condition, lot, and finish level of whatever happens to be on the market. Treat the median here as a rough midpoint, not a rule - a single renovated or neglected home can move it meaningfully.

For sellers, a thin inventory count means less direct comparison, which cuts both ways: fewer competing homes, but also fewer recent trades to anchor a price. For buyers, the short list means you move when the right home appears rather than waiting for selection. Either way, the work is in pricing each house on its own merits, not on a neighborhood average.

Figures in this note are as of October 26, 2026. The live market numbers elsewhere on this page update nightly and are newer.

If we were buying in Bongard Estates today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Bongard Estates.

A small market in Clermont

With three homes active, Bongard Estates behaves like an individual-home market more than a subdivision with its own momentum. There are no community amenities on the current listings, so you are buying the house and the setting, not a membership in shared facilities. That tends to keep the carrying costs straightforward and puts the weight of value on condition.

Because selection is limited, the practical strategy differs from a larger community. You cannot assume a steady stream of comparable listings, so both sides should underwrite each property independently - lot, layout, updates, and location within Clermont and greater Lake County.

The location and the amenities are priced into every listing in Bongard Estates. The deal is won or lost on condition, the comps, and the renovation math.

Why work with Momentum here

In a market this thin, there is no safety net of comparable sales to lean on, so the pricing and negotiation work has to be done property by property. We track Bongard Estates and the surrounding Clermont market closely enough to tell you whether a given list price reflects the home in front of you or just an average that does not apply - and to move quickly when the short active list turns over.
