East Gate currently shows zero active listings in the realMLS feed as of mid-2026, so there is no live price signal to read. That is the single most important fact here: with nothing on the market, buyers cannot shop and sellers cannot benchmark against a comparable list price.

When inventory is this thin, a listing that does surface tends to set the tone by itself. If you are a buyer, the posture is patience and readiness — be positioned to move when a home appears rather than expecting choices. If you are a seller, you would likely enter with little direct competition, which is an advantage worth timing deliberately.

Figures in this note are as of July 18, 2026. The live market numbers elsewhere on this page update nightly and are newer.

The 60-Second Overview

East Gate is an amenity-heavy community in Jacksonville that, at this snapshot, has no homes actively listed — a market you watch and prepare for rather than browse.

Pre-construction details are compiled from public records, builder announcements and builder listings, and are subject to change without notice; figures are deemed reliable but not guaranteed. Momentum Research figures are our own analysis. This page describes homes, pricing and community attributes, not residents.

Best for

  • Buyers prioritizing on-site recreation — golf, tennis, pools, trails — over a fast transaction
  • Patient buyers who can wait and pounce when a rare listing hits the market
  • Sellers who want to list into an environment with no direct competition

Probably not for

  • Buyers on a hard timeline who need available homes to tour today
  • Buyers wanting several options to compare before committing
  • Buyers who prefer low-amenity, lower-HOA settings and won't use the shared facilities

The market around East Gate

East Gate is too small for its own price trend, so here is the market around it.

Proposed 324-unit 1899 Fruitville apartment project in downtown Sarasota falls through

A plan by Bristol Development Group for 324 apartments, called 1899 Fruitville, near Fruitville Road and Washington Boulevard is no longer moving forward. Landlords told tenant business owners the project was voided. It had partial city approvals and was reportedly close to final permitting.

What it may mean for the marketThe loss of 324 planned apartments removes expected rental supply near downtown Sarasota and leaves the cottage commercial cluster in place for now. The site is about 3 miles north of East Gate.

Sarasota County opens new $100 million administration building at 1 Apex Road

Sarasota County moved operations into a 121,160 square foot administration building at 1 Apex Road off I-75. It replaces the former building on Ringling Boulevard downtown, which was sold to a developer for about $25 million. Total cost was about $100.15 million, including more than $22 million from a voter-approved surtax.

What it may mean for the marketRelocating county services to the I-75 corridor shifts daily government traffic away from downtown and frees the Ringling Boulevard site for redevelopment. The site is about 6 miles northeast of East Gate.

Ron DeSantis directs 12.4 million dollars to five Manatee County projects, including the Singletary Road Bridge replacement, a 51st Street West extension in Bradenton, and design work for a Fort Hamer Road and I-75 interchange. The list also funds Fresh Start Manatee Phase 2 and the Valor Commons veterans hub.

What it may mean for the marketState funding for road, bridge and interchange work expands transportation infrastructure and supports future growth capacity across Manatee County. The site is about 15 miles north of East Gate.

If we were buying in East Gate today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in East Gate.

Best Buy
Buyers who want community amenities and are willing to wait for the right home.
Biggest Risk
With no inventory, there is no current price signal to guide either side.
Sweet Spot
Being ready to move the moment a well-positioned listing appears.
Avoid If
You need to buy right now from a menu of available homes.

An amenity-first community with no live inventory

What East Gate offers on paper is breadth of shared amenities: a golf course, tennis and basketball courts, a fitness center, jogging and walking paths, multiple parks and playgrounds, a dog park, and both a pool and a children's pool. For a buyer who values recreation within the community itself, that is a deep list.

The amenities are reported across this community's MLS listings, so confirm current access, fees, and availability directly with the HOA before you rely on any of it. With no active listings today, the practical work is due diligence now so you can act decisively when a home comes up.

“

The location and the amenities are priced into every listing in East Gate. The deal is won or lost on condition, the comps, and the renovation math.
