Market Heat
Over the 12 months ending 2026-08-02, 22 recorded sales closed at a median of $438,990, $175 per square foot, a median 113 days on market, sellers accepting 93% of original asking (-10% versus the prior year). Homes listed or recently sold were built 2015 - 2025 with 5 new construction; 15 of 15 report an HOA (median $50/mo); none of the 15 geocoded homes sit in a FEMA special flood hazard zone (median elevation 73 ft). At the median price and Alachua County's FY2025-26 rate of 16.56 mills, annual property tax runs about $7,270 ($6,620 with the full homestead exemption).

Finley Woods is a tight, recently built community - all 98 homes went up between 2015 and 2021, with a median build year of 2016, so this is not a mixed-vintage neighborhood where age drives the pricing conversation. What moves value here is closer to lot position, finish level, and how a given owner treated a home built within the last decade, since the base construction era is fairly uniform.
At this snapshot there are zero active listings in the MLS feed, which tells you more about market posture than any single price point could: inventory is not sitting, and a seller here is not competing against a shelf of similar homes. For buyers, that means patience and a standing relationship with an agent who will call the moment something is about to list matters more than scrolling a portal.
Figures in this note are as of July 22, 2026. The live market numbers elsewhere on this page update nightly and are newer.

Transcript
Finley Woods, in Gainesville, is an Alachua County community where the median sold price is 439,000 dollars, down 9 point 5 percent, and homes take a median of 113 days to sell. Here's what that means if you're watching this one.
Finley Woods is a D.R. Horton neighborhood in southwest Gainesville near Williston Road, under five minutes from Interstate 75 and about ten minutes from UF and UF Health Shands. It has a community pool and clubhouse, and D.R. Horton lists a new phase as coming soon, with a VIP list for the next release. Ask the sales office what's included, the warranty terms and the current incentives.
In the last 12 months, 22 homes sold at a median of 439,000 dollars, down 9 point 5 percent on 22 sales against 52. That's 175 dollars a square foot, below a 2022 peak of 237, at 93 point 1 percent of asking. Right now no homes are listed and 1 is pending.
No homes are for sale here right now and 1 is under contract, against 24 percent under contract across Alachua County, so until D.R. Horton releases the next phase there's very little to choose from. Compare any home that does list to recent closings, not to asking prices. Verify the HOA, and budget for the CDD assessment, which I'll come back to.
The page doesn't publish a property tax figure or millage for Finley Woods, so ask for the current bill. HOA dues aren't reported consistently in the listing data here, so ask for the current dues and what they cover, and note that listings here report a CDD or special-district assessment on the tax bill. Of 10 sampled addresses, 100 percent sit outside the FEMA special flood hazard area. Get insurance quoted by address.

EPA plans mile-long underground wall at Koppers Superfund site in Gainesville
The EPA presented a plan to the Gainesville City Commission for a mile-long, 65-foot-deep underground wall at the 90-acre Koppers site at 200 NW 23rd Ave. Construction could start this fall and run to mid-2027, and an information session is set for Oct. 21. The site will be cleaned to commercial and industrial standards only.

Gainesville celebrates $25 million HUD Choice Neighborhoods grant for East Gainesville
The city and Gainesville Housing Authority marked a $25 million HUD Choice Neighborhoods grant covering a 1.5-square-mile area of East Gainesville. Plans include 72 new units on a site near University Avenue and Williston Road and replacement of 100 units at Pine Meadows and Pine Terrace, with possible mixed-use development. The award was announced Sept. 3.
What it may mean for the marketNew and rehabilitated housing plus possible mixed-use space would add housing supply and services in East Gainesville. The project is about 8 miles west of Finley Woods, elsewhere in Alachua County.

Gainesville Plan Board recommends denying land use change for Cottages at Depot Park
The City Plan Board voted 4-3 to recommend denying a new land use and Urban 6 zoning for about 2 acres at the Cottages at Depot Park, which has about 37 existing units. The zoning would have allowed a drive-thru by right. The City Commission makes the final decision, and current zoning already allows redevelopment.
What it may mean for the marketThe outcome affects whether a small near-downtown parcel can be redeveloped at higher density with commercial uses. The project is about 10 miles west of Finley Woods, elsewhere in Alachua County.

Alachua County budgets $106 million for roads and expands pothole repair
County Manager Michele Lieberman said the 2026-27 budget includes $106 million for roads across a 700-mile network. The county now runs four pothole crews six days a week, added milling and resurfacing to its Watson Construction contract, and is adding a $500,000 amendment for more repairs.
What it may mean for the marketAdded road funding and resurfacing should improve driving conditions on county roads and affect commute reliability. The site is about 10 miles west of Finley Woods.

GRU Authority approves demolition of Power District buildings ahead of possible land sale
The GRU Authority voted 3-0 to hire SGLC for $458,000 to demolish most buildings and remove asbestos on the roughly nine-acre Power District northeast of Depot Park. Demolition starts at the end of September and is to finish by Thanksgiving. GRU plans to sell the land, which it expects to bring at least $7.5 million.
What it may mean for the marketClearing about nine acres near Depot Park opens a possible future redevelopment site close to downtown. The project is about 9 miles west of Finley Woods, elsewhere in Alachua County.

The 10-year plan totals nearly $10 million, with about $3.5 million for building and grounds work including a new kitchen, multipurpose rooms, walking trails, basketball courts and a playground. The first phase covers the parking lot and walking paths.

The Finley Woods buying strategy.
If we were buying in Finley Woods today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Finley Woods.
A newer-built pocket with almost no turnover
The numbers here point to a community that was built out quickly and has mostly stayed put since. A median living area of 1,801 square feet suggests a fairly consistent floor plan scale across the neighborhood rather than a wide mix of starter and estate-sized product. Roughly three-quarters of homes (76.5%) carry a homestead exemption, which is a reasonable proxy for longer-term occupancy rather than a rotating door of investor or short-term ownership - that pattern tends to track with lower listing volume and less urgency from sellers when they do decide to move.
The amenity package - clubhouse, pool, community mailbox, and both deed and fence restrictions - points to an HOA-governed setting where exterior standards and shared common areas are actively maintained, not incidental add-ons. That structure appeals to buyers who want consistency in how the community looks and functions, and it is worth confirming current dues, rules, and amenity access directly with the HOA before writing an offer, since MLS-reported amenities can lag the association's current bylaws.
The location and the amenities are priced into every listing in Finley Woods. The deal is won or lost on condition, the comps, and the renovation math.

Why work with Momentum here
With zero active listings at this snapshot, Finley Woods is a community where being first to know beats being first to search. We track this neighborhood inside the Stellar MLS feed and can flag a listing, a pre-market conversation, or an off-market opportunity before it becomes public inventory - which matters more here than in a community with steady, visible turnover.
