Forest Ridge Shores prices off size and condition more than anything else. With a median living area of 3,178 square feet against a median price of $475,000, the per-square-foot math (roughly $321.92) tells you this is a community where a well-updated larger home and a dated one of the same footprint can land in very different places on price. Buyers should expect the spread to be wide and tied directly to what's been done to the house since it was built.

A median 44 days on market says this isn't a snap-it-up market, but it isn't sitting stale either — homes that are priced and presented correctly are moving inside the six-to-seven week range. For sellers, that means condition and pricing discipline matter more than urgency tactics. For buyers, there's room to negotiate on anything that's lingered past that median, but the well-kept listings aren't waiting around.

Figures in this note are as of July 29, 2026. The live market numbers elsewhere on this page update nightly and are newer.

Forest Ridge Shores market snapshot (as of September 20, 2026): the median sale price is about $522K ($319 per sq ft over the trailing 12 months of closed sales), and a median 44 days on market for closed sales.

In ZIP 33928 (Estero), 1,490 homes closed in the last 12 months at a median of $504K ($256/sq ft), down 2.6% year over year, with a median 66 days on market. Right now 412 active and 130 pending listings — a buyer's market. See the live ZIP 33928 housing market and the Lee County market.

Forest Ridge Shores in Estero built out between 1988 and 2004, with a median year built of 1996 — a mature, fully developed pocket of Lee County rather than a new-construction zone. Current MLS activity shows no community amenities tied to listings here, so buyers should treat this as a straightforward housing stock play rather than an amenity-driven purchase.

Best for

  • Buyers prioritizing larger living space over amenity packages
  • Buyers comfortable budgeting for condition-driven renovation work in an older home
  • Buyers seeking a steadier, lower-turnover market with a strong owner-occupancy base

Probably not for

  • Buyers who want a homeowners association with organized amenities as a core requirement
  • Buyers seeking new or near-new construction
  • Buyers who need a fast, high-volume market with rapid turnover

If we were buying in Forest Ridge Shores today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Forest Ridge Shores.

Best Buy
Buyers who want square footage first and are comfortable evaluating condition case by case.
Biggest Risk
Wide variation in updates across a 1988–2004 build range means two homes at the same price can be very different purchases.
Sweet Spot
A larger home near the median price and square footage, bought with a clear-eyed view of what's been updated versus original.
Avoid If
You're shopping specifically for a community with organized amenities — none are currently tied to listings here.

Size, age, and what's actually for sale

This is a larger-format community — a median 3,178 square feet of living space puts most homes here well above typical resale-market sizing. Combined with a build window spanning 1988 to 2004, the housing stock has had time to see multiple rounds of renovation, or none at all, which is the biggest single variable in what a given home will actually sell for relative to its neighbors.

At 71.5% homestead exemption filings, a solid majority of homes here are owner-occupied primary residences rather than investment or seasonal-use properties, which tends to correlate with more consistent upkeep and fewer speculative listings hitting the market at once. With 165 homes total and a three-closing reporting window, this reads as a smaller, steadier market rather than one with heavy transaction volume — patience on the buy side and realistic pricing on the sell side both pay off here.

“

The location and the amenities are priced into every listing in Forest Ridge Shores. The deal is won or lost on condition, the comps, and the renovation math.

Why work with Momentum here

In a community this size, with this wide a condition spread, we spend our time on the comps that actually match your target home's age and square footage — not a blended average that hides what a renovated versus original-condition property is really worth. That's the difference between a number that sounds right and one that holds up in negotiation.
