Oaks/Brandy Lake sits inside Winter Garden, in Orange County, and the current MLS snapshot for the community does not carry a price, days-on-market, or inventory figure to point to. That is not unusual for smaller or lower-turnover pockets of a market this large; it simply means there is not enough current activity logged in the feed to draw a statistical picture right now.

For a buyer or seller, that absence is itself useful information. It means the honest move here is to pull live, on-demand comps rather than lean on a stale market summary, because a community with this little recorded turnover can shift meaningfully with just one or two new listings or closings.

Figures in this note are as of July 21, 2026. The live market numbers elsewhere on this page update nightly and are newer.

The 60-Second Overview

Oaks/Brandy Lake is a Winter Garden community in Orange County; the current MLS snapshot does not show enough listing activity to establish pricing or amenity data, so any read on the community should be built from live comps rather than this summary alone.

Stellar MLS sales records identify 9 homes in Oaks/Brandy Lake that have changed hands since 2016, built between 2008 and 2012 (median 2012), with a median living area of about 2,212 sq ft and a typical 4-bedroom, 2.5-bath layout; 100% are single-family homes. Source: Stellar MLS closed-sale history compiled by Momentum Research; counts reflect homes with a recorded MLS sale, not every home in the community.

County records show 7 qualified sales in Oaks/Brandy Lake across 2024–2025 (5 in 2024, 2 in 2025), median $475,000 — the last recorded sale per parcel on the Florida DOR 2025 assessment roll, independent of the MLS.

Pre-construction details are compiled from public records, builder announcements and builder listings, and are subject to change without notice; figures are deemed reliable but not guaranteed. Best for

  • Buyers who want a Winter Garden location and are willing to have us pull live listing data before forming price expectations
  • Buyers focused on a specific home or lot in Oaks/Brandy Lake rather than a community-wide average
  • Sellers who want an agent to establish current comps directly rather than relying on a market summary

Probably not for

  • Buyers who need a documented price range or amenity list before engaging
  • Buyers who want to compare this community against others using published days-on-market or turnover figures
  • Anyone expecting a fixed valuation or projected return from this snapshot

If we were buying in Oaks/Brandy Lake today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Oaks/Brandy Lake.

Best Buy
Buyers and sellers who want a current, direct look at Oaks/Brandy Lake rather than a broad market summary.
Biggest Risk
The lack of recorded MLS activity means pricing and pace here cannot be reliably summarized from this data alone.
Sweet Spot
Buyers comfortable moving on real-time comps rather than a published market average.
Avoid If
You need a firm price range or documented amenity list before you will consider the community.

A Market Waiting on Data

The feed behind this snapshot lists no community amenities currently tied to active MLS listings for Oaks/Brandy Lake, and no median price or days-on-market figure to characterize the pace of sales. That does not mean the community lacks features on the ground, only that the listings feeding this system have not surfaced that detail as of this snapshot date.

Winter Garden overall has been an active build-out corridor in Orange County, and the practical implication is that a community-level read here depends heavily on the specific street, builder, or resale versus new-construction path a buyer is considering. Anyone serious about this pocket should treat this summary as a starting point, not a substitute for a direct, current pull of what is listed, pending, and recently closed.

“

The location and the amenities are priced into every listing in Oaks/Brandy Lake. The deal is won or lost on condition, the comps, and the renovation math.
