This is a small-sample market, and the numbers reflect it. With just two active listings and a single closing in the most recent window, the 24-month supply figure is more a function of thin volume than a real read on demand. Treat any single data point here with caution and lean on comparable sales history rather than the headline stat alone.

What actually sets value in Poinciana Village 02 is the wide build era, homes here range from 1987 to 2024, with a median build year of 2003. Condition and update level will matter more than square footage alone, since the median living area (2,041 sqft) sits in a fairly consistent band across the community. With so few homes on the market at any given time, pricing a listing correctly on day one matters more here than in a higher-volume neighborhood.

Figures in this note are as of July 20, 2026. The live market numbers elsewhere on this page update nightly and are newer.

Orange County commissioners approve Tuscana land use plan in Shingle Creek Basin on 4-3 vote

Commissioners voted 4-3 to approve the Tuscana land use application from Shingle Creek Co-Owners LLC and Geyer Development, reversing a unanimous rejection in May 2025. The plan includes more than 1,000 hotel rooms, about 4,000 apartments and commercial buildings, with conditions for a raised road, flood mitigation and wetland protection. The developer projects thousands of jobs at full build-out.

What it may mean for the marketThe approval could add substantial rental housing, hotel capacity and commercial space in the Shingle Creek area, while flood-mitigation conditions will shape how and when it is built. The site is about 9 miles north of Poinciana Village 02.

CFX holds public meetings on 14-mile toll road through part of Split Oak Forest

The Central Florida Expressway Authority held public meetings on Sept. 16 and 17 for a 14-mile road from State Road 417 near Boggy Creek Road in Orange County to Nova Road in Osceola County. CFX says portions could begin construction next year and that the road would ease traffic on Narcoossee Road. The agency faces a legal challenge from Orange County and is pursuing an eminent domain case.

What it may mean for the marketIf built, the road would add a new east-west route between Lake Nona and St. Cloud, changing commute options and access to east Orange and Osceola land. The project is about 17 miles northeast of Poinciana Village 02, elsewhere in Osceola County.

If we were buying in Poinciana Village today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Use your leverage. With inventory sitting, there is room to negotiate on anything dated or overpriced and to ask for repairs or a rate buydown.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Poinciana Village.

Best Buy
Buyers or sellers comfortable navigating a low-inventory resale market where patience and pricing precision matter more than speed.
Biggest Risk
Very few active listings and closings means market signals are thin, so any single data point should be treated as directional, not definitive.
Sweet Spot
Homes near the median build year (2003) and median living area (2,041 sqft) offer the most straightforward comparisons to other homes in the community.
Avoid If
Skip this community if you need fast turnover or a deep pool of active comparables to benchmark against before making a decision.

A Large Community, a Thin Market

At 1,159 homes, Poinciana Village 02 is not a small community, but its current resale activity is. Two active listings and one closing in this window is a low-volume snapshot, and buyers should not extrapolate too much from a 24-month supply figure built on so few transactions. It signals a buyer-leaning posture in the sense that little is moving, but it does not tell you much about where a fairly priced, well-presented listing would land.

The building stock spans 1987 to 2024, with a median year built of 2003, so the community includes both established construction and materially newer homes. That range is the single biggest variable in comparing any two listings here, more so than lot or floor plan. Median living area comes in at 2,041 sqft, giving a workable baseline for evaluating whether a specific listing runs larger or smaller than the community norm.

“

The location and the amenities are priced into every listing in Poinciana Village. The deal is won or lost on condition, the comps, and the renovation math.

Why work with Momentum here

With only two homes active and a single recent closing, there is not enough public transaction volume to price a listing off a quick comps pull. We track this community's full sales history, not just the current snapshot, and we help buyers and sellers understand what a thin market like this actually means for negotiating room and timing.
