Jon's Current Read

Tip Top Isles is a small inventory — 93 homes — with a construction history that runs from the early 1960s through 2024, and a median year built of 1987. That spread matters more than any single number: this is not a tract of look-alike houses, it's a mix of legacy homes and newer builds sitting side by side, which means condition and construction era do a lot of the work in setting value here, more than square footage or location within the community alone.

Only one closing has come through in the current window, which is too thin a sample to lean on for pricing conclusions. What we can say: median living area runs large at 4,447 square feet, and just under half of homes (49%) carry homestead status, pointing to a community split between primary residences and non-homesteaded ownership. Anyone pricing a listing or writing an offer here needs a broker pulling current, off-MLS comps rather than relying on stale aggregate stats.

The 60-Second Overview

Tip Top Isles is a compact, low-turnover pocket of Fort Myers Beach where home size and vintage vary widely — from early-1960s construction to homes finished as recently as 2024 — and no community amenities are identified in current MLS data.

Pre-construction details are compiled from public records, builder announcements and builder listings, and are subject to change without notice; figures are deemed reliable but not guaranteed. Momentum Research figures are our own analysis. This page describes homes, pricing and community attributes, not residents.

Best for

  • Buyers seeking a larger-footprint home and comfortable evaluating each property's construction era individually.
  • Buyers who want a Fort Myers Beach location and are prepared to price based on real-time comps rather than published averages.
  • Buyers or owners comfortable with a community that mixes primary residences and non-homesteaded ownership.

Probably not for

  • Buyers who want a defined package of shared community amenities.
  • Buyers who need a large, active resale market with abundant recent closings to benchmark against.
  • Buyers seeking uniform home size or a single consistent build era across the community.

Fort Myers Beach approves Development Order for Times Square entertainment center with hotel and restaurant

Fort Myers Beach town staff issued a Development Order for a three-story mixed-use entertainment center at 1028 and 1046 Estero Boulevard at Times Square, on the former sites of Sunset Beach Tropical Grill and The Playmore Tiki Bar. The 41,285-square-foot project by Persaud Properties would include six hotel units, a restaurant, shopping, a bar, an entertainment venue with a stage and a public pool. No construction permits had been issued as of the approval, with additional environmental and stormwater approvals still required.

Estero board reviews 370-unit mixed-use complex at Estero Parkway and Three Oaks Parkway

The Estero Planning, Zoning and Design Board on May 19, 2026 reviewed The Residential Group's proposal for a mixed-use development on 5.275 acres at the southwest corner of Estero Parkway and Three Oaks Parkway. The plan calls for 370 apartments and 33,000 square feet of commercial space and requests a zoning change from a 1994 commercial planned development to a mixed use planned development. The proposal projects fewer daily trips and lower density than the previously approved shopping center.

What it may mean for the marketThe plan would convert an aging commercial site into new housing and ground-floor retail at a major intersection. The project is about 10 miles east of Tip Top Isles, elsewhere in Lee County.

If we were buying in Tip Top Isles today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Tip Top Isles.

Best Buy
Buyers looking for a large-format home on Fort Myers Beach without a fixed amenity package.
Biggest Risk
Thin data — with just one recent closing, pricing requires direct comp work, not published averages.
Sweet Spot
Buyers comfortable evaluating individual homes on condition and rebuild status rather than a uniform community standard.
Avoid If
You want a newer, uniform-built community with defined shared amenities.

Big Footprints, Wide Vintage Range

The defining physical trait of Tip Top Isles is scale: a median living area above 4,400 square feet puts typical homes here well above standard single-family size. Paired with a build-year range stretching from 1962 to 2024, the community reads less like a single subdivision and more like a corridor of individually built and rebuilt homes, some original, some ground-up modern construction on older lots.

With homestead share sitting near 49%, ownership here is roughly split between primary residences and homes held as second properties or investments — a pattern worth confirming property-by-property rather than assuming for the whole community. No amenities are listed in current MLS data, so buyers should treat this as a location and structure play rather than an amenity-package purchase.

The location and the amenities are priced into every listing in Tip Top Isles. The deal is won or lost on condition, the comps, and the renovation math.

Why work with Momentum here

With only one closing in the current window, published pricing data alone won't tell you what a Tip Top Isles home is actually worth today. We track private and off-market activity, verify condition and rebuild history house by house, and price against real comparables rather than thin aggregate numbers — which matters in a small, low-turnover community like this one.
