Verde Park Ph 1 is a small, cohesive pocket of 85 homes built in a tight window from 2014 to 2017, with the median home dating to 2015. That means construction and layouts are consistent across the community, so what drives price here isn't age or era — it's condition, finish level, and lot position. With a median living area of 4,250 square feet, these are substantial homes, and the spread you'll see in pricing is largely a story of how well an individual property has been maintained and updated.

The closing data here reflects a thin, one-window snapshot, so read any single sale with caution — a small community like this doesn't generate the volume to smooth out the noise. For sellers, that puts a premium on pricing to your home's actual condition rather than to a neighbor's number. For buyers, it means you should underwrite each home on its own merits, because comps are scarce and one outlier can distort the picture.

The 60-Second Overview

Verde Park Ph 1 is a compact Winter Garden community of larger, similarly-aged homes in Lake County — the kind of place where the product is consistent and the differences between listings come down to upkeep and layout rather than vintage.

Stellar MLS sales records identify 57 homes in Verde Park that have changed hands since 2014, built between 2014 and 2017 (median 2015), with a median living area of about 4,250 sq ft and a typical 6-bedroom, 4-bath layout; 100% are single-family homes. Source: Stellar MLS closed-sale history compiled by Momentum Research; counts reflect homes with a recorded MLS sale, not every home in the community.

County records show 8 qualified sales in Verde Park across 2024–2025 (7 in 2024, 1 in 2025), median $750,000 — the last recorded sale per parcel on the Florida DOR 2025 assessment roll, independent of the MLS.

Best for

  • Buyers who want substantial square footage and are prepared to underwrite a home on its own condition
  • Primary-residence purchasers looking for a low-turnover, owner-occupied setting
  • Long-hold buyers comfortable waiting for the right home in a limited inventory

Probably not for

  • Investors seeking rental-heavy inventory or quick turnover
  • Buyers who need a wide selection of listings on demand
  • Anyone wanting a smaller, lower-maintenance footprint than these homes offer

If we were buying in Verde Park today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Verde Park.

Best Buy
Buyers who want a large, modern home in a small, owner-occupied Winter Garden community.
Biggest Risk
Thin sales volume makes comps scarce and any single number easy to misread.
Sweet Spot
A well-maintained home priced to its actual condition rather than a neighbor's headline.
Avoid If
You need frequent inventory or a fast, low-friction search with many options.

A small pool of large homes

At 85 homes with a median living area of 4,250 square feet, this is a community built around scale. The 2014–2017 build window keeps the housing stock modern and uniform, which is a double-edged trait: buyers get predictable construction and floorplans, but with few homes and a limited flow of sales, inventory can be genuinely scarce when you're ready to move.

Nearly four in five homes here carry a homestead exemption, a signal that this is a primary-residence community rather than a rental- or investor-heavy one. That tends to correlate with owner-maintained properties and lower turnover, which reinforces the point that when a well-kept home does list, it deserves attention rather than hesitation.

“

The location and the amenities are priced into every listing in Verde Park. The deal is won or lost on condition, the comps, and the renovation math.

Why work with Momentum here

In a community this small, the data is thin and every sale carries weight, so guesswork is expensive. We price and evaluate homes on their individual condition and layout — not on a single distorted comp — and we watch this narrow inventory closely enough to move when the right home surfaces.
