Jon's Current Read

"Town of Tioga is a real, coherent New Urbanist community west of Gainesville, not a generic plat, so the read is a neighborhood read: a roughly 500-acre traditional-town plan that broke ground in 1996, built around the walkable Tioga Town Center, where the value drivers are the location on the growth side of Alachua County, the walkability and town-center amenities, the HOA structure, and the specific street, lot, and home. The community spans a wide range of housing and home eras, so age, condition, and the exact section matter more than a townwide average. Its draw is the lifestyle and the commute to the University of Florida and west Gainesville job centers; the caveat is that this is a sought-after, design-controlled community, so confirm the HOA dues, any architectural rules, and the zoned schools by address before you fall for the streetscape. Your leverage is reading the section, the home era, and the HOA honestly against the listing, then pricing the home on its own merits."

The 60-Second Overview

Town of Tioga market snapshot (as of July 18, 2026): the median sale price is about $706K ($269 per sq ft), with homes averaging 84 days on market and 4.8 months of supply, a buyer-leaning market. Based on 35 recent closings in live Stellar MLS data.

Town of Tioga is an award-winning New Urbanist, or neo-traditional, master-planned community in Newberry, west of Gainesville in Alachua County, ZIP 32669 (Town of Tioga developer materials and Gainesville-area neighborhood guides, 2026). It broke ground in 1996 as a roughly 500-acre traditional-town plan and was developed by the Diaz family, local Gainesville builders, inspired by historic neighborhoods and New Urbanist towns such as Seaside and Celebration.

The community is built around Tioga Town Center, a walkable mixed-use lifestyle center with retail, dining, offices, and luxury apartments. Pennsylvania-based Hankin Group acquired the town center in 2017 and has since expanded it; the center is described as a roughly 23-acre district with over 30 businesses and a growing apartment count, including a Phase II addition (Greater Gainesville Chamber, 2022). Confirm the current mix of shops, services, and residences, which changes over time.

Because this is a master-planned community spanning many years of construction, the money is made or lost on the section, the home era, the lot, and the HOA, not on the address alone. Drivers include the HOA dues and any sub-association rules, the architectural and design controls common to New Urbanist communities, the specific street and lot, and the condition and age of the individual home, all of which should be read from the listing and the current HOA documents.

The pitch is a walkable, design-controlled neighborhood on the growth side of Gainesville: Tioga Town Center is at the door, the University of Florida and west Gainesville job centers are a manageable drive, and the SW Newberry Road and SW 134th corridor connects toward I-75. The work is the diligence: read the HOA, confirm the section and home era, and verify the zoned schools by address before you buy the streetscape.

Best for

  • Buyers who want a walkable, town-center lifestyle over a standard subdivision
  • Buyers commuting to the University of Florida or west Gainesville job centers
  • Buyers who value New Urbanist design and a coherent neighborhood plan
  • Buyers who will read the HOA dues, design rules, and zoned schools closely

Probably not for

  • Buyers who want a large rural acreage parcel with no HOA
  • Anyone unwilling to live with architectural and design controls
  • Buyers who want a downtown Gainesville or in-town walk-to-campus location
  • Buyers unwilling to verify HOA dues, section, and schools by address

Tight supply and strong demand favor sellers here. Homes still take about two months to sell, though, and with asking prices running above recent sales per square foot, a prepared buyer has room on anything overpriced. The Club & Membership

15-Second Take
  • Optional, member-owned club, separate from the POA
  • ~$30M renovation underway, 2026 to 2028
  • 18-hole course, clubhouse, pool, 10 clay courts
  • Strong value vs Ponte Vedra clubs
  • Budget the membership separately from the home
Aerial of the clubhouse and circular drive at Town of Tioga
Major reinvestment · $30M, 2026 to 2028Coming: a $30 million club transformation. In 2025 the membership overwhelmingly approved Blueprint for Tomorrow, a roughly $30 million plan to elevate the club. It adds a brand-new two-story building beside the main clubhouse with a resort-style pool complex, expanded fitness and wellness spaces, spa amenities, and a poolside casual dining venue, plus a full golf course redesign by architect Andy Staples with classically inspired features and upgraded infrastructure. Design and permitting are underway, with construction phased from 2026 into 2028. For a homeowner, a reinvestment of this scale in the club at the center of the community is a real long-term value catalyst.

Town of Tioga has two separate organizations, and understanding the difference is essential before you buy. The POA, the property owners association, governs the gated community itself, the access control, the common areas, the community amenities, and the shared infrastructure, and every homeowner pays it. Quarterly POA dues include Hotwire internet and cable TV, and are separate from the optional club. The country club is a separate, private, member-owned club, and membership in it is entirely optional. You can own a home behind the gates and pay only the POA, or you can join the club for full access to its amenities.

The private club is a major part of what makes Town of Tioga special. It centers on the 18-hole championship course, a 26,000 square foot clubhouse with dining, ten lighted clay tennis courts and a full racquets program, a heated pool and aquatics, a fitness and wellness center, massage therapy, kids and family activities, and a busy social and events calendar. It is well known for more affordable dues than many area clubs, and it offers several membership levels so families can match access to how they will actually use it.

Because the club is optional and separate, two identical homes can carry very different monthly costs depending on whether the owner joins and at what level. Before you fall for a list price, decide how you will use the club, then price the home, the POA, and the membership together. We will walk you through the current levels, the dues, and what the renovation means for your timeline. Club and membership details are at jaxgcc.com.

The Golf Course & Amenities

Aerial of the 18-hole golf course and clubhouse at Town of Tioga

The community is built around an 18-hole course designed by Clyde Johnston with Fuzzy Zoeller, threading through the lakes and preserves so that golf and water views shape much of the home inventory, and it is set for a full redesign by architect Andy Staples under the club's $30 million Blueprint for Tomorrow plan. The member-owned club anchors it with a 26,000 square foot clubhouse on the 9th and 18th greens, dining, ten lighted clay tennis courts, a heated Olympic-size pool, and a fitness center. Beyond the club, residents have Woodland Park with sports facilities, plus the 26 community lakes and preserve areas that give the neighborhood its mature, green character.

For most buyers the amenity package is a clear strength, and it is fully delivered rather than promised. The thing to weigh is simply how much of it you will use, since the marquee amenities sit behind the optional club membership rather than the HOA.

Schools

15-Second Take
  • Alachua County: Chets Creek, Kernan Middle, Atlantic Coast
  • Chets Creek strong (9/10), verify the middle school
  • Magnet and choice options available
  • Private: Providence (A), Foundation (C+), Bolles (A+)
  • Confirm zoning by address

Town of Tioga is part of Alachua County Public Schools. The typical assignment is Chets Creek Elementary, Kernan Middle School, and Atlantic Coast High School, three of the better-known Newberry schools. Alachua County also offers magnet and choice programs, and there are private and parochial options nearby.

Here is the honest read: Chets Creek is one of the stronger elementary options in the Newberry area, and the high school sits comfortably above average. Kernan Middle is the school buyers research most closely, which is why many explore the magnet and choice options during those years. Treat the rankings as a starting point, not the full story, and always verify zoning by address.

If we were buying in Town of Tioga, this is the order of operations we would run, and the one we run for our clients.

1

Read the renovation math first. Price the roof, HVAC, pool, and updates honestly before you judge any list price.

2

Choose the lot and view. Golf, lake, and preserve lots hold value; interior lots are where buyers overpay.

3

Target the value pocket: a renovated preserve or lake home under $1.1M.

4

Price the club you would actually use, and get the POA inclusions (Hotwire internet and cable) in writing.

Homes & Architecture

Town of Tioga homes were built largely between 1987 and 2000 in traditional, ranch, and contemporary styles, on a mix of golf frontage, lakefront, preserve, and interior lots. Because the community is built out, you are buying into a spectrum that runs from original 1990s condition to fully renovated, and the price gap between the two is enormous. A dated home and a beautifully renovated one a few doors apart can differ by hundreds of thousands of dollars, which is exactly where buyers overpay or find value.

This makes Town of Tioga a renovation market as much as a resale market. Many of the best buys are homes in great locations that need updating, where an honest budget for roof, HVAC, pool, and modernization turns a dated house into a strong long-term hold. The risk is underestimating that budget, which is why reading the renovation math is the core skill here.

More on Living in Town of Tioga

The depth without the wall of text. Open what matters to you.

Location and commute
Town of Tioga's Newberry position is a big part of its appeal. It is about four miles from the Atlantic beaches, roughly a 10 to 15 minute drive, and about ten minutes from the St. Johns Town Center for shopping and dining. The UNF and Mayo Clinic corridor is close, and Downtown and the Southside job centers are an easy reach via Beach and JT Butler boulevards.
Traffic reality
The community itself is quiet and gated, but the surrounding Hodges, Beach, and JT Butler boulevard corridors are busy and commercial, and continue to develop. That is the trade-off for the central, convenient location, with everyday shopping and dining minutes away. Test-drive your real commute at your real departure time.
Shopping and dining
The St. Johns Town Center, one of the region's largest shopping and dining destinations, is about ten minutes away, and the Beach Boulevard and Hodges corridors cover everyday needs. The beaches at Atlantic, Neptune, and Ponte Vedra are a short drive east for dining and recreation.
Insurance and flood
As an Newberry community a few miles inland with 26 community lakes, flood exposure varies lot by lot, so pull the exact FEMA flood zone for a specific address rather than assuming. On the homeowners side, roof age is the biggest swing on a 1990s home, so a recently re-roofed house is far easier and cheaper to insure. Always get a real insurance quote on the specific home.

Questions we ask on a specific home

The questions a local who knows Town of Tioga asks are different from the ones a portal answers. On any specific home, we want to know:

Jon Brooks · Co-Founder, Momentum Realty

Town of Tioga is a condition game. The gates, the course, and the location are priced into every listing, so the money is made or lost on the renovation math, the lot and view, and the club decision. A dated interior home and a renovated golf-frontage home are completely different buys at very different true costs, even when the list prices look close. The listing agent works for the seller. Our job is to read the renovation honestly, verify the POA inclusions and the optional club costs, pull the true comparable sales, and structure an offer that protects you.

Our advice to Town of Tioga buyers is to cross-shop it against Glen Kernan and Deerwood on location, lot, and total cost of ownership, and to move decisively on the right golf or lakefront home, since the best views still sell fast. With no CDD and an optional, affordable club, Town of Tioga is one of the strongest values among Jacksonville's gated golf communities for the buyer who reads it right.

Who Town of Tioga Fits Best

We would rather tell you the truth than sell you the wrong house. Here is who Town of Tioga fits, and who should look elsewhere. It is a property question, not a personal one.

Great fit if you want

  • A gated, established golf community in a central, convenient location.
  • An optional, relatively affordable member-owned club.
  • No CDD and a strong resale story on the right lot.
  • Renovation upside on a well-located 1990s home.
  • Minutes to the Town Center, beaches, UNF, and Mayo Clinic.

Probably not ideal if you want

  • A brand-new build with the latest finishes and a builder warranty.
  • The lowest possible entry price; this is a seven-figure market on average.
  • A turnkey home with zero renovation, with no premium to pay for it.
  • No HOA structure and none of the rules that come with a gated community.
  • Estate-size acreage; lots here are master-planned, not sprawling.

The honest trade-offs

Pros

  • Gated, established golf community in a central Newberry location.
  • 18-hole course and a member-owned club with optional, relatively affordable dues.
  • NO CDD, a real carrying-cost edge over newer master plans.
  • Minutes from the St. Johns Town Center, beaches, UNF, and Mayo Clinic.
  • Dual attended gates and 26 lakes give it a mature, private character.
  • Renovation upside on well-located 1990s homes.

Cons

  • A seven-figure market on average; not an entry-level community.
  • All-resale 1990s housing stock that often needs updating.
  • HOA dues plus optional club costs to budget separately.
  • The best golf and lakefront lots command premiums and sell fast.
  • Busy surrounding Hodges, Beach, and JT Butler corridors.
  • No new construction; every purchase is a resale.
The takeaway

Three honest price bands. The entry is a renovation play, the core is updated 3 to 5 bedroom homes, and the top is golf and lakefront estates. Condition sets where a home lands.

Jon Brooks, Momentum Realty
Operator Note

The trap here is a beautifully staged original-condition home. Staging is cheap; a roof, HVAC, and a full modernization are not. We price the real renovation before you fall for the listing photos, because in an all-resale market that number is the difference between a deal and the most expensive house on the street.

Jon Brooks, Momentum Realty
Operator Note

Most buyers overpay on interior lots in the back half of the community. A sharp renovation can distract you, but the weaker resale position follows the lot, not the finishes. We read the homesite before the kitchen.

The strongest value pocket is usually a renovated golf or lake home priced just under the next tier up. Buyers chasing the single biggest estate often pay estate prices for what is really a renovation project.

5 Mistakes Buyers Make in Town of Tioga

15-Second Take
  • Calling the listing agent (who works for the seller)
  • Misjudging the renovation budget
  • Overpaying for an interior lot
  • Ignoring the optional club cost
  • Skipping the roof, HVAC, and systems check

In an all-resale, seven-figure, renovation-driven market, the same five mistakes cost buyers the most. Every one is avoidable with the right preparation before you tour.

The gates, the course, and the location are priced into every listing. The deal is won or lost on condition, the lot, and the renovation math.

Why our read on Town of Tioga is different.

Most pages on this community are an automated estimate wrapped in stock copy. This one is built from the live Stellar MLS feed, fourteen years of closed sales, and a renovation-by-renovation read of what actually moves value here, lot by lot. No automated estimate, no guesswork.

15-Second Take
  • Golf, lake, and preserve lots hold value best
  • Interior lots are where buyers overpay
  • The lot cannot be renovated, the house can
  • Premium homesites resell faster
  • ~3% asking premium for premium lots today

In a built-out club community, the lot is the resale insurance

The houses can be renovated, but the lot and view cannot. Golf frontage, lakefront, and preserve lots consistently command higher premiums and resell faster than interior lots backing to another home. The premium you pay for a great homesite is the discount you avoid when you sell.

The mistake is paying an estate price for a base interior lot. We help buyers spot which homesites carry real, durable premiums and which are dressed-up interiors, so your money lands where the market will give it back.

HOA & the No-CDD Advantage

15-Second Take
  • No CDD, a real carrying-cost edge
  • Quarterly POA dues (Vesta) include Hotwire internet + cable
  • Club dues are separate and optional
  • Budget a renovation reserve for a 1990s home
  • The no-CDD edge beats Nocatee and RiverTown
The gated entrance at Town of Tioga, maintained by the POA

Here is a genuine financial edge over newer communities: Town of Tioga has no CDD. Unlike master plans such as Nocatee or RiverTown, there is no Community Development District bond riding on your tax bill, which can save thousands of dollars a year in carrying cost. What you do pay is a quarterly POA fee, managed by Vesta Property Services, that covers gated access control, common-area landscaping, community amenities, and shared infrastructure, and is separate from the optional country club. The POA dues include Hotwire internet and cable TV.

The key is to separate the three costs cleanly: the HOA you must pay, the optional club dues you may choose, and the renovation or maintenance reserve a 1990s home deserves. Confirm the exact HOA amount and inclusions for the specific home, since they vary, and remember the club is a separate decision.

The takeaway

Selling here is won on condition and view, not an automated estimate. The right number comes from closed comps matched to your renovation level and lot.

In Town of Tioga, condition and view decide your number

Because buyers here are weighing your home against renovated comps and cross-shopping Glen Kernan, a home priced to the community average instead of its true condition and view either leaves money on the table or sits. A renovated kitchen, newer roof and HVAC, and a golf or lake view all deserve to show up in your price, and a buyer pool reading renovation math needs to be shown why your home is worth it. We build that case with real comps and a pricing strategy for the current market.

Should I buy a home to renovate in Town of Tioga?
Many buyers do, because the all-resale 1990s housing stock means renovation can be the path to a home in a great location. The key is budgeting honestly for roof, HVAC, pool, and modernization, and weighing a turnkey home's premium against a renovation project. A local agent can help you read the renovation math.
Do I need my own agent to buy in Town of Tioga?
Yes. The listing agent works for the seller. Your own agent represents only you, reads the renovation math, checks the POA inclusions and the optional club costs, pulls the true comparable sales, and structures an offer that protects you. Momentum Realty will connect you with a Town of Tioga specialist. Call (904) 351-6461 or use the form on this page.

For buyers who want a gated, amenity-rich golf community in a central Newberry location with easy access to the Town Center, beaches, and major roads, Town of Tioga is one of the strongest options in Jacksonville. Is there a lot of traffic around Town of Tioga?
