Aqua is a thin-data community right now: one closing in the current window and nothing active on the market. That means price here is set by the individual property that trades, not by a deep pool of comparables. Condition, finish level, and specific position within the community will move a number far more than any neighborhood-wide trend, because there is no running trend to lean on.

For a seller, zero active listings means no direct competition on the shelf today - but it also means fewer recent signals to anchor a list price, so pricing leans on broader Sarasota data and careful read of the single recent sale. For a buyer, the absence of inventory is the headline: you may be waiting for the right door to open, and when it does, you will be negotiating against scarcity rather than a menu of choices.

Figures in this note are as of October 26, 2026. The live market numbers elsewhere on this page update nightly and are newer.

Manatee County approves one-year moratorium on new data center projects

Manatee County commissioners unanimously approved a one-year pause on accepting, processing and approving new data center projects. The county wants time to study energy, water and infrastructure effects and write rules. Commissioners said no data center projects are currently planned in the county, and the move follows North Port's 18-month moratorium.

What it may mean for the marketThe pause limits large-load industrial development in Manatee while rules are written, which bears on utility capacity and land use planning. The site is about 12 miles north of Aqua.

Proposed 324-unit 1899 Fruitville apartment project in downtown Sarasota falls through

A plan by Bristol Development Group for 324 apartments, called 1899 Fruitville, near Fruitville Road and Washington Boulevard is no longer moving forward. Landlords told tenant business owners the project was voided. It had partial city approvals and was reportedly close to final permitting.

What it may mean for the marketThe loss of 324 planned apartments removes expected rental supply near downtown Sarasota and leaves the cottage commercial cluster in place for now. The site is about 2 miles east of Aqua.

Manatee County advances $125 million in stormwater and flood mitigation projects

County commissioners are directing $125 million in federal disaster recovery money to 12 county projects and 10 projects across six cities and one town. The largest, about $25 million, would add automated outfall structures in the Pierce Drain area to reduce flooding at Center Lake. Bradenton expects about $16 million for five projects, and no completion dates were given.

What it may mean for the marketDrainage upgrades in repeatedly flooded areas affect local flood exposure, insurance considerations and long-term site readiness. The site is about 9 miles north of Aqua.

Sarasota County opens new $100 million administration building at 1 Apex Road

Sarasota County moved operations into a 121,160 square foot administration building at 1 Apex Road off I-75. It replaces the former building on Ringling Boulevard downtown, which was sold to a developer for about $25 million. Total cost was about $100.15 million, including more than $22 million from a voter-approved surtax.

What it may mean for the marketRelocating county services to the I-75 corridor shifts daily government traffic away from downtown and frees the Ringling Boulevard site for redevelopment. The project is about 9 miles east of Aqua, elsewhere in Sarasota County.

The list also funds Fresh Start Manatee Phase 2 and the Valor Commons veterans hub.

What it may mean for the marketState funding for road, bridge and interchange work expands transportation infrastructure and supports future growth capacity across Manatee County. The site is about 12 miles north of Aqua.

Groundbreaking is planned for fall 2026 with completion targeted for August 2028.

If we were buying in Aqua today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Aqua.

Best Buy
Buyers who have a specific target in Aqua and the patience to wait for the right home to list.
Biggest Risk
A single recent closing gives thin pricing signal, so values lean on judgment and broader data.
Sweet Spot
A well-prepared seller meeting a motivated buyer when scarcity is in play.
Avoid If
You need choice and speed and want to compare several homes at once.

A thin-inventory read

With no amenities identified from current MLS listings and no active inventory, the story here is about the homes themselves and the timing of when one becomes available. There is no community pool or clubhouse to point to in the current data, so the pitch rests on location within Sarasota and the individual property's merits.

Because only one home has closed in the current window, treat any single data point with care. A lone sale tells you what one buyer and one seller agreed to for one specific property - it is a starting point for conversation, not a market rate you can set your watch by. The right move is to widen the lens to the surrounding Sarasota market and let a specific listing, when it surfaces, define the terms.

“

The location and the amenities are priced into every listing in Aqua. The deal is won or lost on condition, the comps, and the renovation math.

Why work with Momentum here

Thin-data communities reward patience and local reads over dashboard math. We watch Aqua for the moment a listing surfaces, and we pressure-test pricing against the broader Sarasota market rather than a single sale - so whether you are buying into scarcity or selling without on-market competition, you are working from judgment, not guesswork.
