Jon's Read · written October 26, 2026

The Blvd is a small, uniform build - all 32 homes dating to 2020, with a median living area of 4,050 square feet. Price here is driven almost entirely by the home itself: size, finish level, and condition, rather than any spread of vintages or lot variety. When everything was built the same year at a similar scale, the differences that move a number come down to upgrades and how a given home has been kept.

There are zero active listings as of August 2, 2026, and a homestead share of 87.5% - this is a lived-in, held community, not a trading floor. For a buyer, that means patience and being ready to move when something does list; for a seller, it means scarcity works in your favor, but you still have to price to the condition story, not to a comp from a different-sized home down the street.

Figures in this note are as of October 26, 2026. The live market numbers elsewhere on this page update nightly and are newer.

The 60-Second Overview

The Blvd is a compact enclave of 32 larger homes in Sarasota, all built in 2020, where nearly everything is owner-occupied and listings surface rarely. It reads as a settled, low-turnover pocket rather than an active market.

Pre-construction details are compiled from public records, builder announcements and builder listings, and are subject to change without notice; figures are deemed reliable but not guaranteed. Momentum Research figures are our own analysis. This page describes homes, pricing and community attributes, not residents.

Manatee County approves one-year moratorium on new data center projects

Manatee County commissioners unanimously approved a one-year pause on accepting, processing and approving new data center projects. The county wants time to study energy, water and infrastructure effects and write rules. Commissioners said no data center projects are currently planned in the county, and the move follows North Port's 18-month moratorium.

What it may mean for the marketThe pause limits large-load industrial development in Manatee while rules are written, which bears on utility capacity and land use planning. The site is about 11 miles north of The Blvd.

Proposed 324-unit 1899 Fruitville apartment project in downtown Sarasota falls through

A plan by Bristol Development Group for 324 apartments, called 1899 Fruitville, near Fruitville Road and Washington Boulevard is no longer moving forward. Landlords told tenant business owners the project was voided. It had partial city approvals and was reportedly close to final permitting.

What it may mean for the marketThe loss of 324 planned apartments removes expected rental supply near downtown Sarasota and leaves the cottage commercial cluster in place for now. The site is about 2 miles east of The Blvd.

Manatee County advances $125 million in stormwater and flood mitigation projects

County commissioners are directing $125 million in federal disaster recovery money to 12 county projects and 10 projects across six cities and one town. The largest, about $25 million, would add automated outfall structures in the Pierce Drain area to reduce flooding at Center Lake. Bradenton expects about $16 million for five projects, and no completion dates were given.

What it may mean for the marketDrainage upgrades in repeatedly flooded areas affect local flood exposure, insurance considerations and long-term site readiness. The site is about 8 miles north of The Blvd.

Sarasota County opens new $100 million administration building at 1 Apex Road

Sarasota County moved operations into a 121,160 square foot administration building at 1 Apex Road off I-75. It replaces the former building on Ringling Boulevard downtown, which was sold to a developer for about $25 million. Total cost was about $100.15 million, including more than $22 million from a voter-approved surtax.

What it may mean for the marketRelocating county services to the I-75 corridor shifts daily government traffic away from downtown and frees the Ringling Boulevard site for redevelopment. The project is about 8 miles east of The Blvd, elsewhere in Sarasota County.

Florida's new state budget funds five major Manatee County projects

The 2026 state budget signed by Gov. Ron DeSantis directs 12.4 million dollars to five Manatee County projects, including the Singletary Road Bridge replacement, a 51st Street West extension in Bradenton, and design work for a Fort Hamer Road and I-75 interchange. The list also funds Fresh Start Manatee Phase 2 and the Valor Commons veterans hub.

What it may mean for the marketState funding for road, bridge and interchange work expands transportation infrastructure and supports future growth capacity across Manatee County. The site is about 11 miles north of The Blvd.

Groundbreaking is planned for fall 2026 with completion targeted for August 2028.

If we were buying in The Blvd today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in The Blvd.

Best Buy
Buyers who want newer construction at a large scale in a low-turnover Sarasota pocket.
Biggest Risk
With zero active listings, opportunities are infrequent and timing is out of your control.
Sweet Spot
A well-kept home near the median 4,050-square-foot size, priced to its condition.
Avoid If
You need to buy on a fixed timeline or want a wide range of homes to choose from.

A single-vintage enclave

With every home dating to 2020 and a median living area just above 4,000 square feet, The Blvd offers newer construction at a substantial scale with little of the age-related variance you find in older neighborhoods. No MLS amenities are identified here, so the value proposition is the house and its location - not shared facilities. Buyers comparing homes should expect condition and upgrade level to do most of the work in separating one from another.

The high homestead share and absence of active inventory point to owners who intend to stay. That stability is a feature if you want a quiet street with low churn, but it also means opportunities are infrequent and you may wait for the right home to come to market. When one does, acting with a clear understanding of recent, truly comparable sales matters more than usual, because the sample set is thin.

“

The location and the amenities are priced into every listing in The Blvd. The deal is won or lost on condition, the comps, and the renovation math.
