Evolution is a boutique nine-story condominium of twenty residences at 111 Golden Gate Point in downtown Sarasota, completed in the 2023 to 2024 window (sarasotahomes.com and the developer site, 2024). It was developed by an affiliate of a Europe-based investment group, with architecture by Mark Sultana of DSDG Architects.
Golden Gate Point is a small peninsula at the foot of the John Ringling Causeway, connected to the downtown bayfront and ringed by water, which is why the location reads as a walkable, waterfront pocket of downtown Sarasota rather than a suburban subdivision. The residences offer bay and city views that vary sharply by floor and orientation.
Because this is one small building, the Evolution name covers very comparable yet distinct homes, so the money is made or lost on the stack, the view line, the floor, and an honest read of the association reserves and milestone inspection picture, not the headline price.
The pitch is a boutique, recently delivered waterfront address within walking distance of the downtown Sarasota bayfront and the new Bay Park. The work is reading the specific residence against the building's small comp set, and verifying the condominium documents, reserves, and assessment posture before you fall for a view.
