Bermuda Cays is trading on a small sample right now, six closings, and that shows up in the numbers. A median price of $275,000 at roughly $191 per square foot points to a community where value is set more by condition and unit size than by any shared amenity package or view premium.

The median 63 days on market, just over two months, tells buyers there is no bidding-war urgency here. Sellers who price realistically and present a clean, updated unit are moving it in a reasonable window; sellers who chase a number ahead of the market are the ones adding weeks to that figure.

Figures in this note are as of July 29, 2026. The live market numbers elsewhere on this page update nightly and are newer.

The 60-Second Overview

Bermuda Cays market snapshot (as of September 20, 2026): the median sale price is about $300K ($203 per sq ft over the trailing 12 months of closed sales), and a median 63 days on market for closed sales.

In ZIP 34134 (Bonita Springs), 1,060 homes closed in the last 12 months at a median of $595K ($293/sq ft), down 1.0% year over year, with a median 81 days on market. Right now 437 active and 104 pending listings — a buyer's market. See the live ZIP 34134 housing market and the Lee County market.

Bermuda Cays sits in Bonita Springs within Lee County, and current MLS data shows no confirmed on-site community amenities tied to the listings, so any pool, gate, or clubhouse should be verified unit by unit rather than assumed.

Best for

  • A buyer targeting a purchase near the $275,000 median who prioritizes unit condition over amenities
  • An investor comfortable underwriting on a thin closing history and verifying details unit by unit
  • A seller with a well-maintained or updated unit willing to price to current market rather than aspirational comps

Probably not for

  • A buyer who wants a resort-style amenity package as part of the purchase decision
  • Someone who needs a large, established sales history to feel confident in pricing
  • A seller expecting a fast sale well under the current 63-day median without pricing to match

Windows contain 2 to 9 sales each (7 in the current window); every figure carries its sample size, and thin markets swing on single closings. If we were buying in Bermuda Cays today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Bermuda Cays.

Best Buy
Buyers comfortable evaluating a unit on its own merits rather than leaning on a well-known amenity package.
Biggest Risk
A six-closing sample means the median price and price per square foot can shift quickly with the next sale or two.
Sweet Spot
A buyer or seller focused on condition, layout, and a realistic price near the $275,000 median rather than amenity-driven value.
Avoid If
You are counting on a confirmed clubhouse, pool, or gated amenity set, since none is currently identified from MLS listings.

A small-sample market that rewards homework

With only six closings feeding the current snapshot, Bermuda Cays does not yet have the depth of data that lets a buyer lean on averages with confidence. The $275,000 median and $191 per-square-foot figure are real, but they represent a handful of transactions, not a broad curve, which means the next sale could move either number meaningfully.

That reality cuts both ways. Buyers get more room to negotiate on condition and terms since there is no visible amenity draw pulling multiple offers, and sellers need to lean harder on their specific unit's upgrades and layout rather than the community's reputation, because the current facts do not show one.

“

The location and the amenities are priced into every listing in Bermuda Cays. The deal is won or lost on condition, the comps, and the renovation math.
