Cedar Hill
Homes for Sale in Sanderson, FL
True comps, carrying-cost math, and listings before the portals.

Cedar Hill is the most improved of Raydient's Baker County acreage offerings, and the improvement list is the reason to look at it. The developer publishes accurate survey with boundary corners marked, clear title, culvert, electricity available, gated entrance with fence, paved road frontage, private driveway and protective community covenants. On a raw 10-acre tract those items are normally the buyer's problem and expense; here they are done.
Absorption tells the real story. Eight of twelve lots are marked Sold with four Available at a published starting price of $176,000. That is a community roughly two-thirds through its inventory, which means the remaining selection is narrowing and the four survivors are the ones to evaluate now rather than later. The available tracts are lots 7, 10, 11 and 12, running from 10 acres up to the 15.84-acre lot 12.
Frontage is County Road 124, a paved county-maintained road, which is a meaningful contrast with Otter Run's National Forest Road 231 frontage a few miles north. Paved county frontage plus an installed culvert and driveway is what makes a tract financeable and buildable on a normal timeline.
Who Cedar Hill is best for.
Best for
- Buyers who want a buildable acreage tract without doing their own site work
- Buyers who value a marked survey and clear title going in
- Buyers ready to move now, while four lots remain
Probably not for
- Buyers who need a finished home rather than land
- Buyers unwilling to accept well and septic
- Buyers who want a large slate of lots to choose among
The Cedar Hill buying strategy.
If we were buying in Cedar Hill today, this is the order of operations we would run for our clients.
Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.
Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.
Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.
Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.
Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Cedar Hill.
What the improvement list is worth
Read Cedar Hill against an unimproved acreage tract and the price gap starts to explain itself. A marked survey removes a boundary dispute. Clear title removes a curative delay. An installed culvert and driveway means you can get equipment to the building site the day you close. Electricity available means the power run is short. Each of those is a line item a buyer would otherwise pay for and wait on, and the developer has front-loaded them.
What is still on the buyer: the developer states well and septic are needed, so there is no municipal utility connection. Protective community covenants exist but no dues figure is published on the developer's page, so a buyer should obtain the recorded declaration and confirm in writing whether any assessment is levied and what the covenants permit for outbuildings, animals and manufactured structures. Do not assume there is no cost simply because none is advertised.
The gating here is per-lot rather than a single manned entrance, described by the developer as private gated entrances with enhanced entryway fencing. That is privacy at the driveway rather than access control over a shared road network, and it is worth understanding the difference before you buy on the word gated alone.
Published proximities are 5 miles to I-10, 12 miles to Macclenny, 20 miles to Lake City and 43 miles to Jacksonville.
The location and the amenities are priced into every listing in Cedar Hill. The deal is won or lost on condition, the comps, and the renovation math.
Why work with Momentum here
With four lots left, the question is not whether to buy in Cedar Hill but which tract, and that turns on building envelope, drainage and where the power drop lands. We pull the recorded covenants and the plat, get the assessment question answered in writing, and help you compare the remaining tracts on buildability rather than acreage alone.
