The name is the first thing to get right here. There is another community called Compass Pointe in Melbourne, Brevard County, on Florida's east coast — entirely unrelated to this 84-home Stanley Martin project in Apollo Beach on the west coast. Anyone searching for pricing, reviews, or location details should double-check they're looking at the Hillsborough County listing before drawing any conclusions.

Past the naming issue, this is a small-scale infill project — 84 homes — in an Apollo Beach submarket where new-construction inventory is otherwise scarce because the area is largely built out. Only partial floorplan pricing has been published so far, with some floor plans still listed as coming soon, and the overall community itself has not opened yet, targeted for around August 2026. Developer identity is also unconfirmed at this point beyond Stanley Martin as the builder.

Figures in this note are as of July 19, 2026. The live market numbers elsewhere on this page update nightly and are newer.

Best for

  • Buyers specifically targeting Apollo Beach who want rare new-construction inventory in an otherwise built-out submarket
  • Buyers comfortable with a small, 84-home scale rather than a large master-planned community
  • Buyers willing to track partial pricing now and wait for the remaining floor plans to be published

Probably not for

  • Buyers who mistakenly want the Melbourne, Brevard County Compass Pointe — a different, unrelated community
  • Buyers who need full pricing across all four floor plans before they'll consider the community
  • Buyers who want an itemized amenity package confirmed before the August 2026 opening

If we were buying in Compass Pointe today, this is the order of operations we would run for our clients.

1

Underwrite the condition first. Price the roof, HVAC, and systems honestly before judging any list price; condition swings value here more than square footage alone.

2

Match the home to real comps. Recent sales of similar condition and lot, not the asking price, tell you what a home is worth.

3

Move deliberately, not desperately. Neither side has a decisive edge, so a well-prepared, fairly-priced offer wins without overpaying.

4

Line up financing and inspection early. A pre-approval and an inspection plan let you act fast and negotiate from evidence.

5

Keep an agent in your corner. The listing agent works for the seller; we represent you and prepare a hand-built valuation before any offer in Compass Pointe.

Best Buy
Buyers wanting rare new-construction inventory in an already built-out Apollo Beach submarket.
Biggest Risk
Only partial pricing published — confirm the remaining floor plans directly before the August 2026 opening.
Sweet Spot
Buyers who have double-checked they mean Apollo Beach, not the unrelated Melbourne community.
Avoid If
You actually want the Melbourne, Brevard County Compass Pointe — a different community entirely.

A small infill project — and a name to double-check

Compass Pointe in Apollo Beach is a single-family infill community built by Stanley Martin Homes, planned for 84 homes total on a site in the 33572 zip code of Hillsborough County. It is listed as coming soon, with an opening expected around August 2026. Partial pricing has been published for some floor plans, running approximately $439,950 to $465,990, while other floor plans are still listed as coming soon without a published price. Four floorplans are available in total, though specific square footage has not yet been published for them.

The developer is not confirmed beyond Stanley Martin as builder — that detail should be verified directly with the sales office. HOA fees and any CDD assessment are also unconfirmed. The amenity package has not been itemized by the builder as of this writing and should be confirmed directly. Schools fall under Hillsborough County Public Schools; confirm zoning directly with the district.

It bears repeating: this Compass Pointe is a distinct community from Compass Pointe in Melbourne, Brevard County, on the opposite coast of Florida — the shared name is a coincidence, not a connection, and the two should never be confused when comparing pricing or location. In Apollo Beach specifically, Compass Pointe's differentiator is its small, 84-home infill scale in an already built-out coastal submarket where new-construction inventory is otherwise scarce. Nearby comparisons include MiraBay, Covington Park, and Waterset, all larger and more established master-planned communities in the same general area.

“

The location and the amenities are priced into every listing in Compass Pointe. The deal is won or lost on condition, the comps, and the renovation math.
